For the proposed sewer easement we will not require it to be shown on the final site plan. We are adjusting the alignment for our CIP project so the building does not fall within the easement. I do not want to hold up the final site plan for that item. He is also making small changes to the utility alignment so the public water infrastructure will be in the ROW and a sliver easement will not be required. Per the attached Asphalt Pavement Restoration Detail for Open Cut Utility Installations, the mill and overlay should extend a minimum of 25 feet beyond the centerline of the trench for perpendicular open cuts. Existing easements have been updated with deed book references. The storm easement that was shown on the previous plans was proposed but never recorded. 3. A dotted hatch on sheet C6 now marks areas that require low maintenance ground cover. 4. This comment will be addressed with the revised VSMP plan. 5. Grading has been updated along the proposed storm line and building. 6. The preserved slopes that are being disturbed are within the area previously approved for grading in SDP200700061. See attached document. 7. The preserved slopes are now graded in two separate 2:1 slope sections, both less than 20' vertical change. Between the two sections is 8 horizontal feet of 4:1 slope. 8. Provide a standard cutsheet for all bumper blocks used onsite. Each bumper block shall be a minimum length of six (6) feet, a maximum height of five (5) inches, and shall be securely anchored into the pavement in at least two (2) places. 4. [32.5.2(n), 4.12.13(e), 32.7.9.71 Dumpster Enclosure. Sheet C3 references enclosure detail on sheet C5 exhibit 2; however, the exhibit does not provide the enclosure detail. Revise to assure it is provided in the plan set. 5. [18.63] Density. The density calculations for the site need to be expunged from the Parking Calculations and provided under their own header "Site Density Calculations". 6. [18.4.3, 18.631 Affordable Housing Units. This development is gaining a density bonus of 30% by providing Affordable Housing Units. On the cover sheet and throughout the plan list which building(s) the 3 affordable housing units are to be located in. Also, provide a note on the site plan that states: "If rental units, the developer shall enter into an agreement with the County of Albemarle restricting the rental rates of the affordable units for a period of at least ten (10) years or until the units are sold as affordable units, whichever comes first. Provide ADT for Commonwealth Drive on plans, and for any other road that may appear on the plans. 2. Provide entrance spacing dimensions. The nearest entrance to the north of the proposed entrance is approximately 220 feet away. This will require an Access Management Exception as the minimum distance for a 35 mph design speed on a collector road is 335 feet. 3. The entire intersection sight distance lines must be shown on the plans and profiles are required. 4. Include a trip generation report and right -turn lane warrant analysis on the plans. 5. CG -12's should be in line with the existing sidewalk and oriented perpendicularly to the crossing entrance or street, see attached sketch. 6. The minimum radius for a commercial entrance without separate truck access is 42 feet, see page F-109, Appendix F. The minimum commercial entrance width on collector road is 30 feet, see Figure 4-10, Appendix F. Also, an entrance profile is required. 7.
