Attached is the sketched noted in comment#5. While this particular CG-12 is not"in-line" with the sidewalk (because of
the pork chop) it should be in-line with the existing or proposed sidewalk where possible.

Chris,
Attached is our review letter for SDP201700001 Commonwealth Apartments Site Plan Amendment,which includes the
following comments:
1. Provide ADT for Commonwealth Drive on plans, and for any other road that may appear on the plans.
2. Provide entrance spacing dimensions.The nearest entrance to the north of the proposed entrance is
approximately 220 feet away.This will require an Access Management Exception as the minimum distance for a
35 mph design speed on a collector road is 335 feet.
3. The entire intersection sight distance lines must be shown on the plans and profiles are required.

4. Include a trip generation report and right-turn lane warrant analysis on the plans.
5. CG-12's should be in line with the existing sidewalk and oriented perpendicularly to the crossing entrance or
street, see attached sketch.
6. The minimum radius for a commercial entrance without separate truck access is 42 feet, see page F-109,
Appendix F.The minimum commercial entrance width on collector road is 30 feet, see Figure 4-10,Appendix F.
Also,an entrance profile is required.
7. Please provide the VDOT WP-2 detail and note on plans the required area of mill and overlay in accordance with
the WP-2 standard.
8. It appears as though both a water and sewer line will need to cross Commonwealth Drive; is this intended to be
open cut or directionally bored? Note that open cuts must be applied for in writing and approved by the Area
Land Use Engineer.
9. Please provide a Traffic Maintenance Plan in accordance with the April 1,2015 revision of the Virginia Work
Area Protection Manual.
10. How is runoff from the existing gutter on the north side of the proposed entrance being managed?
11. Please note that trees within sight distance easements or right-of-way may have to be removed if not pruned in
such a way as to avoid becoming sight line obstructions.

Hello, Chris: As we discussed this morning,this site plan amendment(of a still valid site plan for apartments)would not
change the setbacks from those in the original approval. The new setbacks would apply if they decide to change the use
(to offices, for instance).

Thanks for meeting with me to discuss the setbacks for the above-mentioned proposal. Per our conversation the
old setbacks which were previously approved on the valid site plan SDP2010-4 would apply to the current
proposal be it is going from multifamily residential to multifamily residential. Please confirm this for the file.
