Submit one (1) full size copy of the plat printed at scale. Rev. 1: Comment Addressed. Please note that full size hard copy are required for review and not must for signature copies unless you utilize our new electronic submission option. 2. [14-302 (A)(4)] Private easements. There appears to be a driveway to another parcel (TMP 7-27) crossing through TMP 7-26. If there is an easement please include the deed book, page number and owner of the easement. [14302 (A)(15)] Identification of all owners and certain interest holders. Identify all owners of easement that cross TMP 7-26. Rev. 1: Comment Addressed. 9. [14-302 (13)(4)] Places of burial. Please determine the location of the burial sites and show them on the plat. Rev. 1: Comment Addressed. 10. [14-302 (13)(5)] Zoning classification. List the Flood Hazard Overlay district in the Zoning information in the notes. Rev. 1: Next to "ZONED RA (RURAL ARES on the coversheet add "AND FH (FLOOD HAZARD OVERLAY)". The checklist states that the zoning classification also includes applicable zoning overlay districts, proffers, special use permits and variances. Since there are areas of 100 year floodplain on the property, which you have mentioned in the FEMA note, that means that this property also is subject to the Flood Hazard Overlay District — FH (Zoning Ordinance 18.30.3)_ 11. [14-302 (b)(8)] Yards. Required yards should be specified in a note on the plat or shown graphically. Rev. 1: No setback is shown along the "old road". Provide this setback. If there is a confusion about which property lines are fronts and sides instead of showing them graphically you can instead list the setbacks in a general note on the coversheet. 12. [14-302 (13)(9)] Flood plain. Show the 100 Year Flood Plan that is within the parcel and update the note on the coversheet to specify a portion of the site being in a flood plain. Rev. 1: The hatch utilized for the 100 year flood plain is very hard to see and would not be visible once copied. Change the hatch pattern to make it more obvious and enable it to be read after being scanned. 13. [14-302 (B)(10)] Stream buffers. Show the location of required stream buffers and add required note. Rev. 1: The stream buffers you have shown on the plat are not to scale and not centered on the streams/creeks. The buffer should be 100' on either side of the streams/creeks that exist on the property. Also,you show an "IRS" above a "CREEKIFENCE INTERSECTION" label. However, the "IRS" is not shown in the location where you are representing the stream/creek crossing the propeq line. 14. [14-303 (A)] Statement of consent to division. Use the wording provided in the check list for the "Statement of consent to division" and include a description of the land subdivided. That wording is: "The platting or dedication of the following described land [insert a correct description of the land subdivided] is with the free consent and in accordance with the desire of the undersigned owners, proprietors and trustees, if any." Rev. 1: Comment Addressed. 15. [14-303 (E)] Dimension standards and information on all lots, streets, alleys, easements, and shared driveways. [14-301 (B) & (C)] Form and Style of Plats:Scale;Size. Submit one (1)full size copy of the plat printed at scale. A final copy will be submitted for signature upon notice of approval. 2. [14-302 (A)(4)] Private easements.There appears to be a driveway to another parcel (TMP 7-27) crossing through TMP 7-26. If there is an easement please include the deed book, page number and owner of the easement. The driveway does cross through TMP 7-26.The driveway appears to be historic and there is no known easement recorded for this use. 3. [14-302 (A)(5)] Public easements.There is an overhead utility line crossing through the parcel. If there is an easement please include the deed book, page number and owner of the easement. The easement exists and was granted by previous property owners Mr.and Mrs.William George Hall in May 15, 1945. Copy of easement was obtained from Central Virginia Electric Cooperative,their reference number written on copy is 1-612-59-18.It is unknown if this easement went to public record. 4. [14-302 (A)(6)]Alleys and shared driveways.There appears to be a driveway to another parcel (TMP 7- 27) crossing through TMP 7-26. If there is an easement include the deed book, page number and owner of the easement. Also provide the dimensions for the easement. This driveway is one and the same referred to in item 2 above. 5. [14-302 (A)(7)] Existing and departing lot lines. Show all departing lot lines and show departing lot lines with a consistent line type. All departing lot lines are shown as phantom lines,at same line type settings. 6. [14-302 (A)(9)] Building Sites on proposed lots. There is an electric easement referred to in item 3 above.No other easements were found for TMP 27-7. 9. [14-302 (B)(4)] Places of burial. Please determine the location of the burial sites and show them on the plat. A headstone(field stone)only burial site was found and is shown on the plat. 10. [14-302 (B)(5)]Zoning classification.List the Flood Hazard Overlay district in the Zoning information in the notes. This property is zoned R-A,Rural Agricultural.The property does not lie in an Agricultural-Forestal District.The property lies within the Buck Mountain Creek Watershed District,Water Protection Area,and the streams are subject to a 100 feet stream buffer.These notations can be found in the General Notes on sheet one. 11. [14-302(b)(8)] Yards. Required yards should be specified in a note on the plat or shown graphically. The required restriction yards are both shown graphically and noted. 12. [14-302 (B)(9)] Flood plain. Show the 100 Year Flood Plain that is within the parcel and update the note on the coversheet to specify a portion of the site being in a flood plain. There are no buildings located within 50 Feet of the proposed property line however the existing buildings are shown. 20. [14-316]Approval of entrance onto public streets. Provide verification from VDOT that there is adequate location for an entrance along the adjacent public roads. VDOT has reviewed this site and it is believed to have reported its approval of satisfaction to The Albemarle County Department of Community Development. 21.
