1) Stormwater Management Agreement will need to accompany deed of easement and PLAT.

regarding the Stormwater Management Agreement.
2) Include the full 9 digit Tax Map Parcel (TMP) identifier where referenced throughout PLAT.
3) Correct misspelling of Owner’s name in approval signature boxes.
4) Rename document from” Plat Showing Conservation Easement…” to “Plat Showing
Stormwater Management Easement for …”.
5) Rename conserved area from “Conservation Easement” to “SWM Forest and Open Space
Easement”.
6) Provide official signatures in final submission.

property line bisecting two different portions of T.M.59-8F. The 270.22' long lot line shown no longer
exists as of DB 4690 PG 460. Revise the lot lines to show the current lot configuration according to
DB 4690 PG 460.

Subject: SUB -2017-39 West Leigh Stream Crossing — Easements
The County of Albemarle Planning Division will grant or recommend approval of the
Final Plat referenced above once the following comments have been addressed: [Each
comment is preceded by the applicable reference, which is to the Subdivision/Zoning
Ordinances unless otherwise specified.]
1. [14-302 (A)(5)] Public Easements. Revise the West Leigh Drive label and show
the 50' prescriptive road easement graphically. Deed Book 4690 Page 444
shows what appears to be a prescriptive road easement for West Leigh Drive,
not a right of way.
2. [14-302 (A)(11)] Instrument creating property proposed for subdivision. Revise
the deed book and page numbers for the deeds listed for T.M. 59C2-01-29. It
appears that D.B. 4634-491 should be D.B. 4634-191. Either revise the page
number or provide information on why "491" is correct.
3. [14-302 (A)(15) & 14-302 (B)(6)] Identification of all owners and certain interest
holders; Tax map and parcel number. Revise the TMP numbers provided under
"Title References". The same TMP number is listed for both properties and T.M.
59-8F is not listed.
4. [14-303 (A)] Statement of consent to division. Revise the statement of consent
to division to be as specified in the County Code and the application checklist.
Include in the statement, as specified, the description of the land for the specific
owner. Also, do not include additional statements as part of the consent
statement.
5. [14-303 (C), (D) & (E)]] Boundary lines; Acreage of lots; Dimension standards and
information on all lots, streets, alleys, easements, and shared driveways.
Revise the parcel boundaries, bearings and distances and sizes to match the
most recent recorded lot configuration. The boundary lines and parcel sizes
do not match either the last plat specified (DB 4690 PG430, 438 & 439) or the
County's online GIS. Please note that the online GIS also does not match
those in the specified plats. Provide additional information and documentation
that match the lot size and configuration shown on this plat, revise the plat to
match the documentation already specified as the most current or provide
additional documentation for the correct lot configurations and sizes.
6. [14-303 (H) & (1)] Monuments; Bearing and distance ties. Provide the location
and material for all permanent reference monuments that are being utilized
as bearing and distance ties for the proposed easements. Provide the
bearing and distance from at least two permanent monuments on the exterior
boundary o4inormation.
