Open Space Easement)...they are in my possession. As you know you previously received approval of the
Covenants and Restrictions doc. Additionally, the bonds for this project have been posted. Thus at this time the
above ref plat is ready for approval. Please submit the final plat with owner signatures/notarized attention to me.

Sounds good. I will get this final plat moving and all the legal documents for Scott. After we finish this and everything is
ready for owner signature,please assure you correct the vicinity map on the plat, it cannot be color.The ordinance
requires plats be either all black and white or all blue and white. Color is not permitted. See section 14-301(E)...it
specifically requires the plats to be "clearly legible in blue or black ink". Trying to avoid an issue with the final signature
copy.

We are addressing Engineering's comments and hope to get a PDF copy back to you today.
A question on the two comments below related to the setbacks on the shared Lots 16 & 17 line:
If we set the side setbacks to 5' each side, the lines will be within the SWM Easement.The side setbacks are set so they
are exactly over the edges of the SWM Easement. The side setbacks should remain 5' on each side regardless of that
easement. Section 4.11.4 prohibits homes from being placed within the easement be it adversely affects the easement.
It appears the referenced line on Sheet V6 is the Sanitary Sewer Easement, as the setbacks are not shown on that sheet.
If we need to provide some graphic clarification on the plat, please let us know. Please provide the graphic clarification
on the plat.

During the review of the Deed of Easement for the Public Drainage easement, additional comments were provided by
Engineering(provided below), additionally the Engineer went ahead and redlined the attached plat so you can visually see
what they are referring to.Please make the revisions and resubmit a PDF. Notably, I am still awaiting comments from
ACSA. I have emailed them of the status but I believe Alex is out today.

- Sheet V6—Hatch the SWM facility esmt.
- Sheet V6—Move the callout for Forest and open space from Lot 9.
- Lot 17 buildable area does not match on sheets V5 and V6 for the side setback shared with the SWM esmt. On
Sheet V6,the setback is within the easement but should match the easement.
- Sheet V5—Show side setbacks for shared lot line between Lots 16 and 17 (5 feet on each side, for a total of 10-
ft).
Also,we're still awaiting the revised SWM deed of dedication w/the required revisions so we can send that to the County
Attorney for review/approval. I believe Scott's on this aspect of the project w/Mary McGetrick.

wrapped up this week to record by Monday/Tuesday. Also, has ACSA given their approval on the Dunlora Plat yet

The Department of Transportation, Charlottesville Residency Transportation and Land Use
Section, has reviewed the above referenced final plat as submitted by Roundabush, Gale &
Associates, Inc., Engineers, Surveyors and Land Planners, dated April 20, 2017, revised July 6,
2017 and offers the following comment.
Land use
1. Approval is conditional given the submission and eventual approval of SDP201700049
which provides sufficient access to the area marked as future development.
Please provide two copies of the revised plan along with a comment response letter. If further

A VDOT Land Use Permit will be required prior to any work within the right of way. The

Yes,the note we all came up with and Scott agreed to put on the final plat covers us (see attached his agreeance to the
note). If the note is not on the final plat that they want approved then I won't be approving the plat till it's on there. I am
in favor of moving on and approving/bonding the road now. As I cannot approve the plat without the road plan
approved and bonded. Classic chicken and egg development approval scenario.

Attached is the approval from VDOT for the SSAR request from VDOT for public roads within Dunlora. This approval was
based on the condition that the proposed development (Phase II units)would not be accessed from a road connection
from Rio Road or Dunlora Drive.
Since then,we have adjusted our development plan to make a connection for these units within the limits of our
property,without impacting the preserved slopes and adhering the VDOT roadway design regulations. This design
satisfies condition#1 of the approval.
In addition, if for some reason we can not make this alley connection work, please allow this email to serve our
certification and acknowledgment that we will not be making a connection from Dunlora Drive or Rio Road to serve the
proposed Phase II lots. This land will remain undeveloped until such time that the additional parcels along Rio Road are
developed and a connection from Dunlora Forest can be achieved to serve these lots. Again,this will not be necessary,
because we have a design that serves this area from our roadway network and this design meets the VDOT regulations.
Based on this information,can we please move forward with the approvals of the road plan. We have a number of
commitments on lots and need to get the plat recorded, hopefully next week.

Per our preliminary discussions today Scott is asking questions about omitting 6 townhome lots on the right hand side of the
subdivision as you enter the development(Lot 29 through to Lot 24).Per the discussion the intent is to possibly come in with a
proposal to provide a road connection to Varick Street to serve the townhome units proposed in Phase II in place of the alley entrance
on Dunlora Drive just incase VDOT does not approve the spacing exception&connectivity exception.To that I offer the following:
1)The final plat for phase I currently under review can omit those lots.
Please know that: The phase II townhomes which just received conditional approval would be required to go back through SRC w/the
new proposal.Modified or new road plans would need to submitted.

What was submitted is an initial site plan, not a prelim plat. Regardless, I believe "residue" is
what you should label it as. Additionally, assure all the calculations are updated throughout the
plat. Also, I'm still really concerned about this development being able to meet/address comment
#10...this needs to be demonstrated in an exhibit to go with the file. On a similar note, when
Kris revises the plat I hope he addresses all the comments/conditions of the prelim plat approval
(see attached).
