Additional comments or conditions may be added or eliminated based on further review.): [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] 1. [Comment] Pay the outstanding fee of $215.00 for the public notices. The final plat will note be approved until all fees are paid.. REV. 1: Comment addressed. 2. [14-302(A)(3)] Existing or platted streets. Provide the width of all existing platted streets. REV. 1: Comment addressed. 114-302(A)(5), I4-303(:11=-) & 1,4-303(L.)] Public easements; Dimension standards and information on all lots, streets, alleys, easements, and shared driveways; Public utility, drainage and sight distance easements. Provide the required information for the existing public utilities. There appears to be power, phone and TV easements along the edge and through the lot. These were shown on the exhibit for ZMA2013-3. Provide information on these easements including the owner and the deed book and page numbers for the easements. REV. 1: Comment addressed. 4. [1 d-302(B)(1)] General information. Provide "Sheet 2 of 2" on the second sheet of the plat. REV. 1: Comment addressed. 5. [14-302(6)(2)] Name of plat preparer. Provide a seal on the plat. REV. 1: Comment addressed. 6. [Co±nment] Revise the deed book number for the original parcel. There appears to be a typographical error. The deed book seems to be 1531" but below the TMP number the deed book is listed as "1534". Either revise the deed book number or provide information on why the deed book number shown is correct. REV. 1: Comment addressed. 7. [Comment] In order to avoid confusion with meeting the requirements of the proffers, revise the lot numbering such that they match those used in the ZMA exhibit. "New TMP 56A1-01-114" could be "New TMP 56A1-01-114 (Residue Lot 1)". Then "Lot 1" would be "Lot 2" and "Lot 2" would be "Lot 3". REV. 1: Comment addressed. 8. [14••303(J)] Restrictions. Proffer #2 for ZMA2013-3 states that "Prior to approval by the County of the final subdivision plat or site plan for the Property that creates Lot 2 as shown on the Plan, the Owner shall convert one of the two rental dwelling units on the Plan shown as #1302 and #1304 on Residue Lot 1, from a dwelling unit to an accessory structure, to the satisfaction of the Zoning Administrator." Lot 2, as shown on the ZMA Plan, is part of this final plat. Therefore, label the structure that is to be converted to an accessory structure on the plat and specify in the label what state it will be decommissioned to. See the comments from Zoning for more information. REV. 1: Comment not fully addressed. Revise the note provided to replace "IT IT" with "THE UNIT". REV. 2: Comment Addressed. 9. ['14-3031J),g Restrictions. As specified above, Lot 2 is part of this final plat and either #1302 or #1304 must be converted to an accessory structure to meet the requirement of Proffer 2. Therefore, final plat approval will not take place until the specified dwelling unit is converted to an accessory structure to the satisfaction of the Zoning Administrator. This will require County inspection of the unit once it has been converted. See the comments from Zoning for more information. REV. 1: Comment not fully addressed. See REV. 1: comment directly above. REV. 2: Comment Addressed. 10. [14m3031.Ji)y Restrictions. Proffer #3 for ZMA2013-3 states that "The owner shall provide one affordable dwelling unit within the project by maintaining the dwelling unit shown on the plan as #1302 or #1304 that is not decommissioned as provided in Proffer 2..." The affordable dwelling unit must be identified on the plat before the final plat can be approved. Add labels identifying the affordable dwelling unit. See the comments from Zoning for more information. REV. 1: Comment not fully addressed. Revise the plat to include a label, with a leader line, for unit #1302, which states, "See note on future affordable unit". REV. 2: Comment Addressed. 11. ,Cornmentr Revise the note that states "Only one dwelling unit per lot." Because the proffers allow there to be a second dwelling on Residue Lot 1 that note is not correct. Modify the note to state that "Lot 2 and 3 only have one dwelling unit. Residue Lot 1 has two dwelling units." REV. 1: CoEns-nent addressed. 12. [Comment] This plat cannot be approved until all member of the Site Review Committee (SRC) have provided their approval. See the attached comments from most of the other SRC reviewers. Comments from ACSA will be forwarded to you once they are available. REV. 1: Comment not fully addressed. See new comment below. REV. 2: Comment addressed. 13. NEW COMMENT: 14-302(A)(4)1 Private easements. Approval of the easement plat that is required by ACSA is required prior to approval of this subdivision plat. Once plat is approved and recorded provide the deed book and page number on this plat prior to final submittal for approval. REV. 2: Comment not fully addressed.
