Dear Sir or Madam,
The Flood Insurance Rate Map (FIRM) for a community depicts the Special Flood Hazard Area (SFHA),
the area which has been determined to be subject to a 1% (I00-year) or greater chance of flooding in any
given year. The floodway is the portion of the floodplain that includes the channel of a river or other
watercourse and the adjacent land area that must be reserved in order to discharge the 1 % annual chance
(base) flood without cumulatively increasing the water -surface elevation by more than a designated height.
The FIRM is used to determine flood insurance rates and to help the community with floodplain
management.
Dominion Engineering is applying for a Conditional Letter of Map Revision (CLOMR) from the Federal
Emergency Management Agency (DHS-FEMA) on behalf of Southern Development Group to revise
FIRM 51003, Panel #0229, Suffix D for Albemarle County, Virginia along Powell's Creek. Southern
Development is proposing to construct a road crossing to provide a second means of access for the West
Glen Residential subdivision.
The proposed project will result in increases in the 1% annual chance (base) water -surface elevations for .i
portion of Powell's Creek. The increase in the 1 % annual chance (base) water -surface elevation affects
TMP 55C-03--A, 56A1-01--25, and a portion of TMP 56-115 located northwest of its common property
line with TMP 56AI-01--26. There will be no increase in the 1% annual chance (base) water -surface
elevations along Powell's Creek on parcels TMP 56A1-01--26, 26B, 30, 30A and 31, and TMP 55C-03--
B.
Once the project has been completed, a Letter of Map Revision (LOMR) request should be submitted that
will, in part, revise the following flood hazards along Powell's Creek:
1. The floodway will be revised from approximately 50-feet upstream of 7armans Gap Road to
approximately 580-feet upstream of Cling Lane along Powell's Creek. The floodplain will increase
and decrease within the revised area;
2. Base Flood Elevations (BFEs) will increase and decrease along Powell's Creek; and
3. The SFHA will increase and decrease along Powell's Creek.
This letter is to inform you of the proposed project that may affect flood elevations on your property (no
address assigned) located at Albemarle County Tax Map Parcel 56-115. This letter is also to inform you of
the potential changes to the effective flood hazard information that would result after the project is
completed and a LOMR request is submitted to FEMA.
Maps and detailed analysis of the proposed flood hazard revisions can be reviewed at the Albemarle
County Community Development Office at 401 McIntire Road, Charlottesville, Virginia, 22902. If you
