Dear members of the Albemarle Architectural Review Board;
Thank you all for the feedback I received at our last meeting on our proposed solar farm.
I have been working with our designers at Draper Aden to come up with a plan that creates
better unity and coherence with character of entrance corridor as described in the county's
Design Guidelines. While this is still a work in progress, I appreciate the opportunity for a
working session on November 6, so I can receive feedback prior to formal submittal on
November 13.
Since our last interaction, I have been working to implement following changes to our
plan, in hopes that it will mitigate our issues with visibility from Route 53:
1. We are going to pull our proposed development area out of the "arm" to the northeast. In
the first page of attached, I have included our original concept plan with a red line
showing where our redesigned development envelope will end. This will eliminate a lot
our frontage along Route 53 and allow us to focus on the other Route 53 frontage.
2. We are going to add a strand of trees right along Route 53 (see page two of attached). It
has been noted that there is a sparse line of trees exiting between the electrical
easement and the route 53 ROW. Our engineers have added the electrical easement to
the drawing and believe that we can fill out that gap, creating a better first line of defense
between the road and the larger view of the property.
3. We will keep a second layer buffer, on the other side of the electrical easement, before
the fence.
4. We have worked to incorporate a better species mix with both layers.
5. We are willing to bring development envelope back from 75 to 100 feet from the road
where is abuts Route 53.
6. We are going to have the 2nd second layer of buffer wrap around the ends and go back
several hundred feet to cut down on visibility around the corner.
7. We have confirmed with the current landowner that the small pine trees on the property
were, indeed, seeded. We will commit to letting those trees to mature in all setback
areas, including along route 53.
