All applicable principles of the Neighborhood Model are addressed in the proposal or will be addressed with a revision prior to the Board meeting. The proposal provides a mixture of unit types, open space, Rt 250 buffer, a centrally located pocket park and trails. Proposed improvement and cash proffers have been provided to mitigate impacts of the development Affordable housing proffer has been offered. Unfavorable Factors: Traffic management and sidewalk improvements in the immediate area which would address impacts of the development are not fully funded at this time, however state and other funding sources may be requested this year for this project.
