Ron,
It's been a while — I hope you are well and thriving these days!
I wonder if you can help us with a zoning / planning matter at WCBR. There is an area of the campus on the east side that is
set aside as a nature area that is governed by proffer #3 from the 1997 rezoning. I attached some information we have on that
proceeding, which was just before I went out on my own with my current company. Somebody is getting old... It also shows up
in the 1999 ZMA.
The problem we are having is determining exactly what the boundaries of this area might be. Kurt Gloeckner sent me the full-
sized version of the plan from the 1997 ZMA, and it does not contain any clear delineation of the area in question. It has been
a long time, and I cannot remember if there is another document. We are doing some master planning at WCBR and want to
make sure we understand the exact boundaries within which we have to work.

the ZMA condition would consider, just had what looks like scrub cedars and brush to help maintain what was a man -altered
slope all the way down to the creek (at one time was the teflon ski slope, you will remember!). That also comports with the
fact that subsequently we were permitted to put a storm pond down there on what looks like a natural edge of the woods
where the little stream was located.
It seems, like Mason and Dixon, that we need to draw a line somewhere. I vote that we use my line! What do you think? If you
have found some other documents in the interim that provide guidance, that would be even better.

Thanks, Ron, we have come to the same result of not finding anything definitive. The reason it even came up is we are doing
some important master planning for the future of the campus, so knowing the boundaries becomes fairly important.
Hope you are feeling better. We had a similar situation in our house, no fun but hopefully out of the way for the holidays!

Hello, Mike: I have looked into this, but cannot find anything (yet) that provides a better description of this area. I am
picking some other brains here to jog better memories than mine. It seems to be defined by its location behind that last
row of structures, but without any clear limits it is hard to say what can be disturbed further.
I have not given up looking at some of the other application files on this, but was out sick for the better part of last
week, so I have not gotten back to it. Stay tuned.
