HomeMy WebLinkAboutSUB201700119 Review Comments Final Plat 2017-12-28County of Albemarle Department of Community Development Memorandum To: Scott Collins From: Paty Saternye- Senior Planner Division: Planning Services Date: September 25, 2017 Rev. 1: December 28, 2017 Subject: SUB-2017-119 Belvedere Town Center - Boundary Line Adjustment The County of Albemarle Planning Division will grant or recommend approval of the Final Plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] [14-302(A)(3)] Existing or platted streets. Revise the plat to provide the width and route number for the Belvedere Blvd. Rev. 1: Comment not fully addressed. Revise the plat to show the route number for Belvedere Blvd. 2. [14-302(A)(5)&(15), 14-303(E)&(L)] Public easements; Identification of all owner and certain interest holders; Dimension standards and information on all lots, streets, alleys, easements, and shared driveways; Public utility, drainage and sight distance easements. Revise the plat to show the names and addressed of holders of all of the easements affecting the property, including the existing gas easement. Revise the plat to show the gas line easement within the lots. Also, include the deed book and page number for the existing gas line easement on the plat. Rev. 1: Comment addressed. See the attached cropped image of the approved minor site plan amendment that shows the gas line easement crossing the property. 3. [14-302(A)(9)] Building sites on proposed lots. Provide an exhibit that shows that the revised building location, which was approved with LOR #1 for SDP2016-57, will fit on the proposed parcel. Include the setback and build -to lines in this exhibit as well as all easement. Rev. 1: Comment addressed. Provide exhibit requested. 4. General Information. Provide a north arrow on the plat. Rev. 1: Comment. addressed. 5. [14-302(B)(6)] Tax map and parcel number. Provide a label for the tax map and parcel numbers, and not just the parcel numbers, within each of the subject and adjoining parcels. Rev. 1: Comment not fullv addressed. Provide the Tax Map and Parcel numbers for the two for the two adjoining lots. 6. [14-30(A)] Statement of consent to division. Provide the required statement of consent without the additional wording of "Any reference to future potential development is deemed as theoretical only." Also, in the first portion of the statement, as specified in the checklist, describe the parcels that the owner is giving consent to modify. Rev% 1: Comment addressed. 7. Section name or number; Identification of sections, blocks and lots. Differentiate the subject parcels from one another. They are both labeled as "New". Rev. 1: Comment no longer required. Revise the plat so that the property line between Parcei X and TMP62-2-23 is represented as the existing lot line, and the property line between Parcel and -i MP62-2-22 is represented as the proposed property line, on the plat. Rev. 'l: Comment no longer rewired. 9. ['14-30f1,-)&(1,)7, Monuments; Bearing and distance ties. Show the existing, and the proposed, locations for permanent reference monuments for the parcels. Only one iron pin found monument is specified for TMP62G-2-22 and no iron pin set monuments are specified for the new property line location.
