The County of Albemarle Planning Division will grant or recommend approval of the Subdivision Plat referenced
above once the following comments have been addressed: [Each comment is preceded by the applicable reference,
which is to the Subdivision/Zoning Ordinances unless otherwise specified.]
Required C nges
1 [14-303(E)] Shared Driveways. Provide the following note: "The maintenance of the shared driveway
easement shall be by the owners of the lots affected by the shared driveway easement, not by the Virginia
Departure of Transportation or the County."
2. 4-302(B)6] Tax Map Parcel. There appears to be a typographical error in the TMP as it relates to the
non-contiguous portion of the parcel adjacent to Sugar Hollow Road. Currently listed as TMP 22-14A1
and show be TMP 26-14A1. Revise.
3. 4-302(B)(1)] General Information. When the plat is revised,please provide the date of the last revision
on the plat.
Recommendations
4. [14-317] Instrument evidencing maintenance of certain improvements. It is recommended that the
applicant provide a maintenance agreement for the shared driveway easement.If this is something that the
applicant would like to accomplish with the BLA,please provide the document for review and approval by
the County Attorney. A template for such an agreement is attached.
B iK 5. [Comment] The development right note listed on the plat is correct;however,based on the remaining
acreage within the 1980 boundaries of TMP 26-14A1, it can only take advantage of two(2)of those rights
based on minimum lot acreages in the RA zoning district.
Staff has provided references to provisions of Chapter 14 of the Code of the County of Albemarle. The Code is kept
up to date by the County Attorney's office. The Code may found on the County Attorney's website which may be
found under"Departments and Services"at Albemarle.org. In accord with the provisions of Section 14-229(B)of
Chapter 14 of the Code if the developer fails to submit a revised final plat to address all of the requirements within six
(6)months after the date of this letter the application shall be deemed to have been voluntarily withdrawn by the
