Tim,
Good to hear from you. I actually had visited with Mr. Douglas on his property back in July and we discussed his plans to
divide off this 54 acre parcel from the larger farm. He gave me a preliminary plat at that time and we met with the
potential buyer for the parcel.
The Deed of Easement held by VOF on this property allows for 4 total parcels or 3 divisions of the original 403 acres.The
property is currently 2 parcels and this division with make it 3 parcels leaving one remaining division.
Please let me know if you need anymore information from me and thank you for reaching out for comments from VOF.

I'm writing to check in with you re: VOF comments on a proposed "Rural Subdivision Plat" involving a property under
conservation easement held by VOF. This is the Douglas property with frontage on Stony Point Road, Proffit Road,
and North Fork Rivanna. (PDFs of the proposed plat are attached).
Specifically, can you weigh in on the following:
• 1. Was VOF already notified of this application/proposal?
2. Does VOF have any issues (or other comments) with this proposed division of property under VOF easement?

RE: SUB201700136 Douglas Rural Subdivision Plat
Dear Mr. Kirtley:
The County of Albemarle has received an application for a Rural Subdivision Plat involving Tax Map Parcel(TMP)
#47-11G. The project proposes to create a new 54.70-acre"Tract G."This project requires Health Department
approval before receiving final County approval.
The applicant has provided copies of the soils work associated with proposed drainfields for TMP#47-11G(Residue
and proposed new Tract G),dated September 9,2017. Two copies of those reports are attached,as is the proposed plat
of division,an application for subdivision review,and a cover letter from Mr. Steve Gooch,CPG/OSE.
Please review the proposals for suitable subsurface drainfields which comply with the provisions of Chapter 18,
Sections 4.2.2,4.2.3,4.2.4, and Chapter 14,Sections 14-309 and 14-310 of the Albemarle County Code. Should you
have any questions or comments,please feel free to contact me.
Review comments are due on Wednesday,October 4.Please call or email me if you have any questions or requests
