Subject: SUB2017-202 Brookdale - Final Subdivision Plat
The County of Albemarle Planning Division will grant or recommend approval of the Subdivision Plat referenced above
once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the
Subdivision/Zoning Ordinances unless otherwise specified.]
1. [Comment] You have filled out application and paid the wrong fee for the type of division. The type of division
you are seeking to accomplish can be handled as a "Special Lot", which has a $95 review/application fee. Please
fill out this FORM completely, sign it, pay the $95 review fee and a refund will be processes shortly.
2. [Comment] On the plat provide the following note for the r/w dedication: "Public Right-of-way Hereby Dedicated
to the County of Albemarle for Public Use. "
3. [14-302(B)(5)] Zoning Classification. Under the zoning of the property provide "Steep slopes: managed slopes
overlay district. "
4. [14-302(B)8] Yards. Provide a note of the R-15 setbacks for his development (same as on the final site plan).
5. [14-302(B)(7)] Reservoir watershed; agricultural forestal district. Provide the following note: "The land is not
within an Albemarle County and/or City of Charlottesville water supply watershed and it is not within an
agricultural -forestal district.

Staff has provided references to the County Code. The Code is kept up-to-date by the County Attorney's office and
may be found at www.albemarle.org/countycode. In accord with the provisions of Section 14-229(B) of Chapter 14,
if the applicant fails to submit a revised plat to address all of the requirements within six (6) months after the date of this
letter, then the application shall be deemed voluntarily withdrawn. Please contact Christopher Perez at the Division of

Dear Mr. Perez:
The Department of Transportation, Charlottesville Residency Transportation and Land Use
Section, has reviewed the above referenced plan as submitted by Hamrick Engineering, P.C.,
dated November 03, 2017, and offers the following comment.
Land Use
1. Please label area of dedication; to be dedicated to the County for public use.
Please provide a copy of the revised plat along with a comment response letter. If further
information is desired, please contact Willis C. BedsauI at 434-422-9866.
A VDOT Land Use Permit will be required prior to any work within the right-of-way. The
owner/developer must contact the Charlottesville Residency Transportation and Land Use
Section at (434) 422-9399 for information pertaining to this process.
