Subject: SUB2017-218 Brookdale - Final Subdivision Plat - SWM Forestal and Open Space Easement Plat
The County of Albemarle Planning Division will grant or recommend approval of the Subdivision Plat referenced above
once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the
Subdivision/Zoning Ordinances unless otherwise specified.]
1. [Comment] The right of way dedication is depicted on two different plats (SUB2017-202 and SUB2017-218 (this
plat)). This is not appropriate, whichever plat is to dedicate the right of way shall provide the following note:
"Public Right-of-way Hereby Dedicated to the County of Albemarle for Public Use ", the other plat shall merely
provide the DB page reference number of the R/W dedication that was recorded in the clerk's office.
2. [14-303(D)] Acreage. Provide the square footage of the SWM Forestal and Open Space Easement. Revise the
acreages on sheet 1 to only list the acreage of the parcel and the easement; rather, than acreages associated with the
r/w dedication that was recorded on SUB2017-202 — Right of way dedication plat.
3. [14-302(A)(2)] Vicinity Map. Revise the vicinity map to be a scale of one (1) inch equal to two thousand (2,000)
feet.
4. [14-302(B)(5)] Zoning Classification. Under the zoning of the property provide "Steep slopes: managed slopes
overlay district. "
5. [14-302(B)(7)] Reservoir watershed; agricultural forestal district. Provide the following note: "The land is not
within an Albemarle County and/or City of Charlottesville water supply watershed and it is not within an
agricultural -forestal district.
6. [14-303(L)] Public utility, drainage, and sight distance easement. Please depict, label, and plat all public utility,
drainage, and sight distance easement associated with the final site plan on this plat.

may be found at www.albemarle.org/countycode. In accord with the provisions of Section 14-229(B) of Chapter 14,
if the applicant fails to submit a revised plat to address all of the requirements within six (6) months after the date of this
