PROJECT MANAGEMENT CIVIL ENGINEERING LAND PLANNING « ENGINEERINGY; July 19, 2016 ss Reviewer Albemarle County ss Department of Community Development Regarding: Commonwealth Apartments Stormwater Management To Whom It May Concern, Enclosed are the calculations and details relating to stormwater quantity and quality for the proposed development Commonwealth Apartments. The manmade storm sewer system immediately downstream was improved with the development of Stonefield to the south, and is now assumed adequate to convey site runoff based on County requirements for open channel flow for the 10-year storm. Compliance for stormwater management will be achieved as follows: • Phosphorous reduction will be achieved through the purchase of off-site nutrient credits, as computed in the attached VRRM spreadsheet. • Channel protection is achieved by discharging to concrete pipes, at rates that will not cause erosion, to the 1%watershed area point. • Flood protection is achieved by discharging to a manmade stormwater conveyance system that currently does not experience localized flooding during the 10-year 24-hour storm event, and "s confines the post-development peak flow rate from that storm within the system, as evaluated to the 1%watershed area point. • The existing culvert under Commonwealth Drive is adequate to pass the 10-year storm, as shown in the attached computations.
