Hi Gwen,
I just took a look at the revisions on the final plat for River Lawn Farm and the language under TM 135-31 has been
clarified to my satisfaction,thank you. Please bring in signature copies for our signature at your convenience.
Please note that the County offices will be closed after noon this Friday, 12/22/17 and will be closed Monday and
Tuesday next week(12/25/17 and 12/26/17)as well as the Monday and Tuesday the following week(1/1/18 and
1/2/18)for the holidays. In addition, I will be out of the office the entire week of December 25-29, returning January 3.

IT SHOULD BE 110.50+/- ACRES)
Please review this revision at your earliest convenience.
We would like to print the original mylars today and fedex them out to CA for owners signatures.

Thank you for your clarifications,which have helped me better understand this complicated plat. Would it make sense
to add a note that the portion of TM 135-31 north of the CSX railroad tracks equals 56.28 acres, so that, when taken
with the 11-acre island,the whole TM is actually 67.28 acres, or is that just adding more confusion to the mix?
Yes, once you remove the cemetery note from the revised TM 135-31,the plat is ready for owners' signatures and you
may drop the final copies by our office at your convenience.

There's a lot of information on this plat. Hopefully I can clarify.
1. The portion of the note regarding the cemetery should not be listed under Revised 135-31. That note applies
to the total area labeled. We will remove that note.
2. I don't believe the Historic District are a plat requirement.
3. I've attached a plat of the portion of 135-31 that lies north of the railroad (does not include Goolsby
Island). Looks like the real estate office is only taxing that area,although they show the island as part of the
parcel.
We state that the 99.50+/-acres is the portion lying north of the railroad and Parcel Y. We tried to clarify that
Goolsby Island (11 acres as shown on the plat in D.B. 699-145)was not included in that.
So hopefully after this plat is recorded,the tax office will include the island area as part of the revised parcel
acreage.

Hi Gwen,
I just finished reviewing the BLA for River Lawn Farm LLC and I have a few questions,or points of clarification,for you:
1. The place of burial (physical location)appears on Sheet 3 as lying within TM134-26; however,the description of
revised TM 135-31 on Sheet 3 includes the following language: "(includes Goolsby Graveyard approximately 0.08
acre according to plat recorded in D.B. 1192-389)." Could you please clarify why the note has been included
within the description of the revised parcel?
2. I don't know if this is standard practice(to include historic districts as an overlay), but as per Sec. 14-302 (B)(5),
the property also lies within the Southern Albemarle Rural Historic District; if you are revising the plat,you may
wish to add this to note A on Sheet 1.
3. Lastly, in tallying all of the acreage I have a question for you:TM 135-31,according to our GIS web tool, includes
Goolsby Island (which you plat as 11 acres)and totals 56.28 acres; is this information correct? Is the portion of
TM 135-31 north of the CSX raillines 56.28 acres or 45.28 acres? If it's the latter,then the total of the revised TM
135-31 should be 88.5 rather than 99.5. I'm sure your figures are more accurate than our GIS web, but I just
wanted to bring this to your attention just in case there is a discrepancy.
