Dear Justin,
Attached, please find our review comments and the resubmittal form. As you will see, there are still outstanding issues
that should be resolved prior to going to the Planning Commission for a public hearing. I've categorized the issues into
major, minor, and "agree to disagree".
Major/substantive issues are:
• Need to demonstrate the ability to access the property from Avinity Drive for this development (an access
easement or written permission)
• Provision of easements for offsite grading and landscaping or written permission to provide
• Provision of easements for offsite drainage or written permission to provide
• Tightness of site — may not be able to meet ARB requirements without reducing area for something else — the
concern is for losing amenity area
• Wording on the plan about how affordable housing will be provided (this may or may not be a substantive issue,
depending on the future wording that is provided)
What I perceive to be minor issues:
• Providing a vehicular connection to the south
• Calculation of open space
Areas where I think we agree to disagree:
• Size of PRD/special exception
• Elevations to ensure compatibility (Please see my comments in the letter.)
If you want to go to the Planning Commission anyway, you can go on Sept. 26; however, I need to know if you plan to go
on this date by noon Friday Sept. 1 and the fees must be paid by noon on Tuesday, Sept. 6. With the holiday this
weekend, we are a little crunched for time to the ad to the newspaper.
The next available date would be Sept. 26.
Please let me know what you want to do by Friday.
