Subject: SUB201800001 St. George Properties, LLC - Boundary Line Adjustment and Two -Lot Division Plat
The County of Albemarle Planning Division will grant or recommend approval of the plat referenced above
once the following comments have been addressed: [Each comment is preceded by the applicable reference,
which is to the Subdivision/Zoning Ordinances unless otherwise specified.]
1. [14-302 (A)(11)] Please amend Note 2 on Sheet 1 that states the legal references for TMP 56A1-1-72A
(lot 10). The first instrument referenced should state "D.B. 4993-341 Plat."
2. [14-302 (A)(11)] Please amend Note 2 on Sheet 1 that states the legal references for TMP 56A1-1-72C
(lot 12). The last instrument referenced does not appear to be a plat for that parcel. County staff
found a different instrument that shows a plat for Lot 12 in DB 474, pages 498-501. Please verify if the
DB 316-80 plat that is referenced in the note was a mistake.
3. [14-302 (A)(11)] Please amend Note 2 on Sheet 1 that states the legal references for TMP 56A1-1-
73131. The last instrument referenced, "DB 4784-501 Plat" does not appear to be a plat for this parcel.
County staff found a different instrument that shows a plat for Lot 12 in DB 474, pages 498-501. Is this
the instrument that was intended to be referenced?
4. [14-302 (13)(1)] Please provide a date of last revision.
5. [14-403 and 18.6.4 (D)] TMP 56A1-1-72A is currently a nonconforming lot because it does not meet
the 80' minimum lot frontage required in the R2 Zoning District. TMP 56A1-1-72B is currently a
conforming lot because it has more than 80' of road frontage. As shown on Sheet 2, the plat proposes
to make TMP 56A1-1-72B a nonconforming lot because it reduces the property frontage to 79.92'
which is below the minimum 80' required. Please revise proposed lot lines so that the revised TMP
56A1-1-72B has a minimum of 80' of road frontage.
