Subject: SUB-2017-150 New Private 6' Sanitary Sewer — Easement
The County of Albemarle Planning Division will grant or recommend approval of the
Final Plat referenced above once the following comments have been addressed: [Each
comment is preceded by the applicable reference, which is to the Subdivision/Zoning
Ordinances unless otherwise specified.]
[Comment] Fee. Submit the correct fee for review. This easement plat was not
required with a site plan, it was required for a subdivision plat. Also, since a
deed will be reviewed ensure that the fee for an "Easement Plat with a deed" is
the one that is paid.
Rev. 1: Comment not addressed. It appears that the correct fee has not yet been
paid. The outstanding fee and how to pay it was outlined in an email on
November 14th. The plat cannot be approved until the full fee has been paid.
Rev. 2: Comment addressed.
2. [14-302 (A)(4)] Private Easements. Revise the plat to include leader lines from
the labels for the center lines of the easement to the line it is dimensioning.
Rev. 1: Comment addressed.
3. [14-302 (A)(4)] Private Easements. Submit to the planning reviewer a draft copy
of the proposed deed of easement. The deed will be reviewed by the County
Attorney's office.
Rev. 1: Comment not fully addressed. The deed needs final changes for current
dates as well as being signed and notarized. Revise the following and then
submit a signed and notarized copy with the signed copy of the plat.
Revise the date in the first paragraph for the date of signing.
Rev. 2: Comment addressed.
• Revise the "revised" date for the plat in the fourth paragraph to the
revision date that will be shown on the signed plats.
Rev. 2: Comment not addressed. Revise the deed of easement so
that it shows the correct revision date for the plat at the bottom of
page 1. The previous revision date was not changed.
• Fix the page breaks for the signature pages
Rev. 2: Comment addressed.
4. [14-302 (A)(5)] Public Easements. If any public easement exist that either
intersect or are near to the proposed easement show their location on the plat.
Rev. 1: Comment addressed.
5. [14-302 (B)(2)] Name of plat preparer. Provide the seal of the plat preparer.
Rev. 1: Comment addressed.
6. [14-303 (0)] Signature Panels. Provide the owners middle initial in both the
signature panels and the site data.
Rev. 1: Comment addressed.
7. [NEW COMMENT)] Ensure with the next submission that the revision date on the
plat is updated and that any highlighting, or notes on the comments, that are not
meant to be part of the plat are removed.
Rev. 2: Comment addressed.
