RE: Boundary Line Adjustment Plat(SUB201700170)
1. [ZMA2015-3]Prior to approval,provide a cut sheet that demonstrates where the improvements
sidewalks, landscape strips, curb/gutter, and travelways) are located in the private street right-
of-way for Trailside Court as it relates to the frontage along Lot 11 and Lot 16/17. This
information will be used to assure that a minimum of 6 inches is maintained behind the sidewalks

Staff has requested that a cutsheet be provided to demonstrate that the sidewalks have
been constructed six inches inside the right-of-way. An exhibit drawing showing the
horizontal locations of the existing planimetrics has been provided.
2. 14-302(B)(6)J Explain why you have discontinued the use and reference of"TMP 78G-A Block 4
Common Open Space", when referring to Trailside Court?Both of Roger Ray's plats reference
this area as such. If appropriate, throughout the plat revise the reference to this area.
References "TMP 078G0-00-00-000A0—Block 4—Common Open Space" have been
added to the Revised Trailside Court.
3. [ -302(B)(6)] Throughout the plat discontinue reference to "Lot 11A"and revert to its true
classification as "Lot 11". Also, discontinue any reference to "Parcel A"and instead utilize a
generic term such as "Area A".
Parcel"A"has been relabeled as Area "A."

The County of Albemarle Planning Division will grant or recommend approval of the Subdivision Plat referenced
above once the following comments have been addressed: [Each comment is preceded by the applicable reference,
which is to the Subdivision/Zoning Ordinances unless otherwise specified.]

Staff has provided references to provisions of Chapter 14 of the Code of the County of Albemarle. The
Code is kept up to date by the County Attorney's office. The Code may found on the County Attorney's
website which may be found under"Departments and Services"at Albemarle.org. In accord with the
provisions of Section 14-229(B)of Chapter 14 of the Code if the developer fails to submit a revised final
plat to address all of the requirements within six(6)months after the date of this letter the application shall
be deemed to have been voluntarily withdrawn by the developer.Please contact Christopher P. Perez in the
Planning Division by using cperez(al/albemarle.org or 434-296-5832 ext.3443 for further information.
