We do meet frontage requirement with the subdivision we plan to submit soon after the easement plat is approved and recorded. The reason for the access easements is the cross parking drive isles that are planned. Basically the new lot 3 lines will split the proposed drive isles in t -larking lot to give proposed neighboring Ir vccess from a common commercial entrance. I'm writing with a request for clarification regarding Sheet V1 (access easements). Are the proposed "80' private access easement" and proposed "26' private access easement(s)" being established in order to then create private streets, for the purpose of satisfying minimum road frontage requirements during future division of this parcel? If so, a private street maintenance agreement will be necessary, and the note/annotation on this easement plat will have to reflect the "private street" intentions, as opposed to the current"private access easement" language. Any/all info you can share will be helpful, and will allow me to complete my review and provide you with written review comments. Please feel free to call if that is easier to discuss. My comments are as follows: • V1: Revise note 10 so the ACSA water and sewer easement are dedicated to the ACSA and not to public use. • V1:Add a note that the ACSA water and sewer easements are to be centered on the as-built location. • V2: Revise WE12 to 10' (it does not need to extend to the building,just 5' past the water meter location). • V2: Increase the width of the fire hydrant easement at WE10 so it extends 10' off all sides of the fire hydrant. • V2: Extend SE6 to the property line along the existing sewer alignment.
