Dear Mr. Anderson, et al:
As requested, we have examined our records with respect to the above referenced real
Property lying in Albemarle County, Virginia (the "County"), currently owned by STCVILLE hotel,
Inc. (the "Owner"). The owner is closing a construction loan from Branch Banking and Trust
Company ("Lender"). The Owner intends to develop a Springhill Suites by Marriott Hotel on the
Property. We are pleased to certify that:
• The Property is zoned Commercial (C-1). (See attachment) The Property is subject to
the Entrance Corridor ("EC") and the Airport Impact Area ("AIK) as described in Section
30 of Chapter 18 of the Albemarle County Code ("Zoning Ordinance").
• Said zoning of the Property permits the operation and use on the Property of a hotel with
related amenities and parking by special use permits. Special Use permits for: the hotel
(SP201600015) and; the parking structure (SP201600016) were approved by the
Albemarle County Board of Supervisors on November 2, 2016, with special exceptions
also granted.
The Owner intends to develop the Property per approved plans and permitted uses
within the Property's C-1 Commercial zone. The ability of the Owner to develop the
Property is limited only by applicable use regulations, site plan regulations, review
comments and water protection ordinance regulations. Once the final site plan is
approved, the Property will conform to parking requirements, building setback
requirements, height restrictions and density requirements for the proposed use.

The Property is not subject to an approved rezoning, proffers or variance application.
• This office has no record of any open violations, variances or nonconforming uses on the
subject Property.
