In response to your request for a Letter of Zoning Compliance for the above referenced
Property, please be advised of the following:
• The Property is zoned Highway Commercial (HC). (See attached map) The property is
subject to the Entrance Corridor ("EC") Overlay District. This HC zoning of the Property
permits Restaurants by right. The development complies with the site plan and off-street
parking requirements of the Albemarle County Zoning Ordinance.
• The Property is not subject to an approved special exception, special use permit or
variance application, nor are there any of the noted applications pending review/action by
the County.
• The Property is subject to a rezoning from 1996 (ZMA199600003, approval and proffers
attached).
• This office has no record of any open violations for this Property.
• Copies of any approved site plans and certificates of occupancy or other documents may
be obtained from this office with a request through the department's Records Manager,
Paul Bjornsen, at pbiornsen(a�albemarle.org.
