The following comments will need to be addressed before approval: 1. Engineering does not recommend approval of the waiver of street standards. Please provide the required sidewalks and planting strips. Rev. 1: Comment being addressed with planning. 2. WPO Plan must be submitted and approved before final site plan can be approved. Rev. 1: Comment not addressed. 3. Road Plan must be submitted and approved before final site plan can be approved. Rev. 1: Comment not addressed. 4. Please add the approved Master SWM Plan # to the SWM note on the cover sheet (WPO20160009). It appears facility #S-4, a biofilter, should be in this Block. Mitigation for encroachment in the WPO buffer is also shown on the SWM Master Plan for this Block. Rev. 1: Comment addressed. 5. VDOT entrance permit will be required for Golf Drive. Please designate the type of entrance. Rev. 1: Comment not addressed. Please label the type of entrance. 6. Show the correct TMP parcel # on the plan. Rev. 1: Comment addressed. 7. The grading plan shows contours going through buildings. Please only show grading outside of the buildings. Rev. 1: Comment addressed. 8. Grading should stop 5' from the existing DEQ buffer. It is not possible to avoid disturbance to the buffer if the contours are tying in so close to the buffer. Rev. 1: Grading between lots 36 and 37 is closer than 5'from the buffer. 9. Per County Code section 32.6.2, please provide more information for storm drain: direction of flow, size of pipes, profiles, calculations, etc. Rev. 1: Comment addressed, however please check calculations. For example, flow from inlets 3-4 shows 8.83 CFS, however cumulative CFS appears to be more. 10. Plan does not appear to meet ADA requirements. Please ensure ADA compliance with sidewalks, crossings, etc. Rev. 1: Comment not addressed. Ensure there are crossings at every intersection, or end of street. This includes Golf Drive and Addle Hill Road. 11. Driveways should accommodate parking spaces with an 18' depth. Rev. 1: Comment addressed. 12. The slope in all back yards of lots should be 3:1 or less. Rev. 1: Comment addressed. 13. Ensure all slopes steeper than 3:1 are labeled (on the actual slope, not just the ground cover note.) Rev. 1: Comment addressed. Engineering Review Comments Page 2 of 2 14. Accurately show proposed SWM facilities. Grading around SWM facilities should be 3:1 or flatter. Rev. 1: Comment addressed. 15. Rev 1: Only use roll-top curbing for roads with driveways. In areas without driveways, please show CG-6. 16. Rev. 1: Remove and replace area near emergency entrance with traffic —rated sidewalk. 17. Rev. 1: Ensure all sidewalk is in easement. The sidewalk in front of lots 40-45 does not appear to be in an easement. 18. Rev. 1: Verify all sign locations have required clearances, etc. (stop signs out of curb & gutter, street signs out of ADA access). 19. Rev. 1: Confirm the parking stalls are 16 ft. deep. They are scaling to 15.5 ft. 20. Rev. 1: How will the driver know where emergency access is located? 21. Rev. 1: Remove the notes on the detail for the engineered surface which say "optional". 22. Rev. 1: Provide inspection requirements for installation of the engineered surface. 23. Rev. 1: Safety fencing should be provided along the buffer and easements to ensure contractor does not disturb. This can be shown on the WPO Plan. 24. Rev. 1: Retaining wall at the end of Carlton Gardens Way seems dangerous. Can it be moved west away from the road? 25. Rev. 1: Please hatch the SWM access road.
