I have reviewed the above -referenced plan and have the following comments:
1. Please provide a landscape schedule with the amendment and label the plants on the plan.
2. Revise the plan to meet the Entrance Corridor guideline that requires retaining walls 6' and taller
to be terraced and planted.
3. Note on the plan the maximum height of the upper retaining wall.
4. Provide all trees outside of easements. Trees are currently shown in drainage easements.
5. Large shade trees (2'V2" caliper, 40' on center) are required at the perimeters of the parking area.
No trees are shown along the east perimeter.
6. Add the following note to the landscape plan: "All site plantings of trees and shrubs shall be
allowed to reach, and be maintained at, mature height; the topping of trees is prohibited. Shrubs
and trees shall be pruned minimally and only to support the overall health of the plant."
7. To achieve ARB site plan approval of the amendment, the conditions of ARB-2015-05 will apply.
a. Provide an interim site grading plan that includes the following note: "The landscaping
shown in the final site plan on and in the vicinity of Lot 267 shall be installed once the
site work in this area (not including commercial building construction) is complete."
b. Do not include the building footprint on the interim grading plan.
c. On the interim grading plan, in the area of the building footprint, include the following
note: "Temporary grading to be seeded."
d. On the site plan, in the area of the building footprint, include a note indicating that ARB
approval of the building design is not included in the approval of SDP-2017-45.
