It is currently under review. [Acknowledged] 2)Provide the original Professional Engineer’s signatures on plans. 3)Update vicinity map on cover sheet to include up to date roadway and surrounding parcel conditions. 4)The site plan must not contain the erosion control plan or stormwater management plan. These must be separate documents, to be reviewed and bonded separately, and not part of zoning documents or zoning enforcement, or zoning letters of revision, or permanent land records, etc. they must be removed. 5)Proposed slopes steeper than 3:1 must have low maintenance (not grass) ground cover, which will not require mowing {Design Manual, Section 8}. Please indicate ground cover other than grass to be used in these locations. 6)Show and label the steep slopes [managed slopes] on the plans. 7)Drainage easements must be established where drainage crosses property lines (i.e from property line to structure X3 on the east side of the property). These easements must be dimensioned, labeled, and platted before site plan approval. Drainage easements must be a minimum of 20' wide with a required with of 10' +(pipe diameter) + 2' + 2*(depth - 5') {Design Manual, section 6; Zoning Ordinance 18-32.7.4}. 8)Further clarify extent of sidewalk ROW dedication and easement. A PLAT will need to be submitted for sidewalk ROW dedication. 9)Planting plan indicates trees will block entrance sightlines. Please remove trees obstructing views within entrance sightlines and from the intersection turning left form Laurel Lane to Market Street. Establish sightline easements for these areas. 10)Bumper blocks should be provided where a sidewalk is located closer than 2' from the edge of the parking area and is less than 6' wide and in areas with no curbing such as in front of handicap spaces [18.4.12.16(e)]. Blocks must be provided for parking along East and North sides of the building adjacent to the parking areas (near entrance). Please note this on plans, or show in design {Design Manual, section 7}. 11)Provide Professional seal, signed and dated, for retaining wall plans. Structural computations must be provided as walls are over 6’ high, this includes all soil and bearing assumptions, as well assumed loadings {Design Manual, Section 8}. (Plans reference wall details included as RW 3.1-6.5 however only RW 5.1-6.5 were provided, are these sheets simply missing?). 12)Provide documentation proving Timber guard rail meets or exceeds VDOT Standards. Ensure the minimum height of guardrail meets VDOT standards by measuring the height from the parking lot grade, and not final slope grade, and that guardrail posts are sunk to sufficient depth. 13)Verify guardrail posts will not penetrate top geo grid layer, or if it does, that penetration is acceptable for design. 14)Provide details for safety railing displayed on retaining wall plans (or specify location within plan sheets).
