This letter is to notify you that the following development proposal has been submitted to the County for
review:
PROJECT: SDP201700072 Rivanna Village,Phase 2(Blocks D,F,G,H,I,and J)—Initial Site Plan
MAGISTERIAL DISTRICT: Scottsville

LOCATION:Vacant land on Glenmore Way and Steamer Drive adjacent to the East Rivanna Volunteer Fire Department located
at 3501 Steamer Drive.Portions of the development also front Route 250.
PROPOSAL:To construct 98 single family attached(SFA)units and 77 single family detached(SFD)units.To construct a
31.25-acre community park and linearly park system with trails,which shall be dedicated to Albemarle County for public use.
Phase 2 contains 62.87 acres.
ZONING:ZMA2013-12,Neighborhood Model District(NMD)-residential(3—34 units/acre)mixed with commercial,service
and industrial uses.
ENTRANCE CORRIDOR:Yes
PROFFERS: Yes
OVERLAY DISTRICT:Monticello Viewshed,Steep Slopes(Managed),and Water Protection Ordinance(WPO)Buffers.
COMPREHENSIVE PLAN:Town/Village Center-Small commercial,office,retail,service uses;park and recreation amenities;
residential at no greater than 6 units/acre.Parks and Green Systems—parks,playgrounds,play fields,greenways,trails,paths,
recreational facilities and equipment,plazas,outdoor sitting areas,natural areas,preservation of stream buffers,floodplains and
steep slopes adjacent to rivers and streams.
This development proposal is scheduled for the Site Review Committee meeting on the date listed below.
The applicant's attendance is not mandatory, although it may be requested by the County. Regardless of
whether the applicant will be attending, the County staff will be available for consultation on the Site
Review Committee meeting date at 10:00 a.m., in Room 235 of the County Office Building on McIntire
Road in Charlottesville. This meeting will be an informal session with the Site Review Committee to
discuss issues and share information.
Prior to the Site Review Committee meeting, the Site Review Committee will review the development
proposal for compliance with the applicable ordinances or other applicable laws. At the Site Review
Committee meeting, on the date noted below, one of two things will happen, either;

1. Staff will provide a recommendation of approval stating the requirements that must be inclyilfil
with submittal of the final site plan and those conditions which must be satisfied prior to apprc'ival
of the final site plan and, where applicable,those conditions which must be satisfied prior td

issuance of a grading permit.
OR
2. Staff will provide a recommendation of disapproval stating the reasons for disapproval by
identifying the plan's deficiencies and citing the applicable sections of the Zoning Ordinance or
other applicable laws, and what corrections or modifications will permit approval of the plan.
Within fifteen(15) days of the disapproval of the initial site plan the developer will be able to
resubmit a revised plan.

Plans for the proposed development are available for your review in the Department of Community
Development. To assure the file information is ready for your viewing and to allow staff to be available to help
with any questions, we encourage you to schedule a viewing time. Please call 296-5832 ext.3443 during
business hours(8 a.m.-5 p.m.,Mon-Fri)to schedule an appointment. While an appointment is not required,we
do give priority to those with appointments. Those without appointments may find the materials are in use by
others and/or staff is not available to help. Should you wish to attend the Site Review Committee meeting,
please notify the Department of Community Development so that any concerns may be adequately addressed.
