The BLA &right-of-way dedication plat has been approved. Please come by Community Development and
pick it up at the front desk. Notably, I was just contacted by Joe Porterfield (realtor for this lot) asking about the
plat (email attached).
Based on the direction you are moving and the time sensitive nature of lot 118, I no longer feel the need to hold
this plat up any longer. Megan's guidance in the email below still true for moving forward for the

Good Afternoon:
Christopher and I discussed the connection and issues just now and after talking with Alan this morning, I
believe the goal for you all is to have an emergency access connection with the full right of way dedication,
however not bond the full public road, which is what was approved on the Cascadia side.
)f- In order to accomplish this, you will need to request a 14-409(D) exception for the extension requirement. As a
part of this request, the design will need to be 20' emergency access with bollards, built within the publicly
dedicated right of way. This emergency access will need to connect to where Cascadia's ends to make it a full
emergency access connection. These will be conditions of approval of the exception request. A bond for the full
public road will not be required.
Hopefully, the grading for this smaller section will not require any easements on Cascadia's side and can be built
within the existing right of way. You will need to update your road plans to reflect this design section. This is
the minimum design standard we will accept. If one of your goals is to have a design that does not necessitate
getting an easement from Cascadia, a retaining wall may be required on your side. You will need to weigh the
cost of the retaining wall vs. obtaining an easement from Cascadia should it be needed.
