Limits of clearing and grading are 3.11 acres. Water Quality: In the proposed condition there will be 2.69 acres of managed turf and 0.42 acres of impervious cover. Per the Virginia Runoff Reduction Spreadsheet, this will require that 0.86 lbs. of phosphorus be removed per year. 0.36 lb/yr is being achieved with an onsite bioretention facility. The remaining 0.50 will be achieved by purchasing offsite nutrient credits. Water Quantity: Analysis point 1 is located where the existing stream outfalls at the eastern most property line of the parcel. At this point, the disturbed area is+/- 1% of the total drainage area. A bioretention facility is proposed and provides detention such that the total post-developed flow to the analysis point is less than the pre-developed conditions for the 1, 2, and 10-year storm events. The stream currently experiences localized flooding from 10-year storm events. Adequate channel requirements have been met upstream of analysis point 1 by converting all outflow points back to sheet flow with you use of level spreaders. To be conservative, level spreader lengths where calculated and specified using the 2-year storm event.
