Nelson, Senior Planner Division: Planning Services Date: February 26, 2018 Fax 434-972-4126 Subject: SUB201700215 — Hallahan & Dohman Properties, Boundary Line Adjustment The County of Albemarle Division of Planning Services will grant or recommend approval of the Boundary Line Adjustment plat referenced above once the following comments have been addressed. [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] 1. Section 14-302(A) (10): Right of Further Division: Revise Note 10 on the plat to read, "Parcel 27D1 is assigned 1 Development Right and may not be further divided. Parcel 27E1 contains 3 Development Rights and when divided using the development rights, the 3 parcels may not exceed 25 acres in aggregate area." 2. Section 14-302(9): Building Sites on Proposed Lots, Section 4.2.2 (a) (1) Building Site Area & Dimensions, Section 14-309, Soils Evaluations: Provide a soils report for the primary and reserve backup septic fields of the proposed 2 acre lot or provide written evidence from the health of their previous approval. Verify that both the primary and reserve backup septic areas are within the building site shown on the plat and note that on the plat.
