RE: ARB 2018-29: Turtle Creek entrance sign
Dear Mr. Denham,
We have received your above -referenced sign application. Your application was incomplete. We cannot
begin review until the missing information is submitted. The following items were missing from your
submittal:
1. A site plan which shows the distance from the sign to the property lines and/or the edge of the
VDOT right-of-way.
While ARB staff is less concerned with this aspect of your application, Zoning staff will need to
verify that the proposed placements of the two new signs are in accordance with this requirement,
especially as your rendering suggests that the two new signs will not be placed in the exact
locations of two of the existing four signs in place on Hydraulic and Commonwealth roads.
2. Provide a site plan showing proposed landscaping around the sign, including botanical names
and planting sizes.
The note that the sign will be placed in an "existing landscaped bed; optional additional
landscape by client" added to the sign drawing does not suffice as the proposed landscape plan.
ARB staff needs to know what is presently on location, as well as potential plants (species and
quantity) that may be added in future.
I have found and attached to this email the latest site plan (from 1981) which shows landscaping
along the entrance off of Hydraulic Road; if this is what is in place, and you wish to keep it as it
is illustrated, then you may use it as the basis for your landscape plan with a note that the species
named within are what is on the site and what will remain. However, this plan has not been
updated to show the present planting beds with small shrubbery, and I believe the trees that are
illustrated on the site plan have been removed (but that should be verified by the applicant).
Therefore, a Letter of Revision is also necessary to update the site plan to show what is currently
in place at the site. The letter of revision will be to SDP-1981-31; it is a separate but tangential
document/review process to the ARB sign review process. Please call me if you have further
questions.
3. Manufacturer cut sheets describing illumination type, intensity, style, shielding, color, and
height. All lighting must meet ordinance requirements as outlined in Section 4.17.
ARB staff can grant a Certificate of Appropriateness for a non -illuminated sign with this
application; however, if the applicant desires to illuminate the sign with existing external lighting
fixtures that will be relocated, a separate electrical permit will need to be submitted with
manufacturer cut sheets so that ARB and Zoning staff can verify that the illumination meets the
above -mentioned Zoning regulation as well as Entrance Corridor criteria and standards.
Please re -submit your sign drawings, including the missing information. (You may email the revised
drawings to me at hmcmahon@albemarle.org or send the copies by U.S. mail.) If the missing items are
received within 15 days of the date of this letter, we will proceed with review, and the submittal date will
be adjusted according to the date of your resubmittal. If the missing items are not received within 15 days
of the date of this letter, the application will be denied and a new fee will be required to submit a new
application.
