Attached are the updated plans and elevations to satisfy the conditions of approval for the Letter of
Appropriateness for the Northtown Block IIB project. Also, below are the comment responses to the
remaining questions.
1. Provide for review large EIFS sample panels including reveals.
As discussed at the ARB meeting, we would be happy to mock up sample boards
on site with the exact colors to test the visibility from the Entrance Corridor for
approval, as providing large EIFS samples may prove difficult.
2. Provide manufacturers information on the colorfastness of the EIFS material in the colors
proposed.
Dryvit Stratotone specifications, brochure, and warranty have been provided
during the meeting for review, and we have attached an additional copy as well.
3. Revise the Nichiha "brick" panel to brick that matches Gander Mountain (Old Virginia Brick Poplar
Fo rest).
Buffalo Wild Wings has revised the brick to be the same that will be used on the
retail building - Old Virginia Brick has gone out of business, but the best match is
General Shale by Raleigh Court - sample provided with resubmittal.
4. Revise the bright white stone for the retail building to an off-white shade that coordinates better
with the other building colors.
Design Develop is proposing El Dorado Marquee24 in color Sanderling. We
have ordered a sample and will deliver it as soon as it comes in. We have also
ordered a sample of El Dorado Coastal Reef in Sanibel as a backup option.
5. Provide the Lymstone Gray and Freedom Gray color samples for review.
Freedom Gray sample and product information were submitted during the
meeting.
From BWW Architect:The Lymestone Gray is a color similar to that of concrete. A
comparable paint number is SW# 7015 Repose Gray (swatches submitted during
the meeting). The intent is to simulate the entry of the BWW to that of a sports
tunnel (concrete) and when you enter into the restaurant it is like entering a
stadium with the jumbotron above the bar etc.
6. Revise the north elevation of the Buffalo wild Wings building to increase the architectural detailing
and reduce the amount of yellow EIFS. A reduction of 2/3 as suggested by applicant is reasonable.
We have reduced the yellow EIFS to wrap the corner in a similar fashion as the
brick facades on the retail building. The north elevation was further articulated by
breaking up the facade with the addition of the black EiFS, and heightening this
portion of the parapet wall. These changes are more in keeping with the
architectural design of the retail buildings.
7. Indicate Building 1 as future development.
This change has been made to the site plan. The cover sheet has also been updated.
8. Include the standard window glass note on the architectural drawings and provide a glass
sample(s) and specs for review.
The glass note has been added and specifications will be submitted with updated
drawings. Glass sample provided with resubmittal - Sunguard SuperNeutral 68 -
VLT is 68%, VLR is 11 %.
9. Provide a roof plan and elevations showing rooftop equipment locations and sizes. Ensure that
equipment is not visible from the EC.
The drawings have been updated with roof plans and elevations that show the
equipment locations and sizes. The mechanical equipment will not be visible
from the Entrance Corridor, as they will be located behind the parapet walls.
10. Add the standard mechanical equipment note to the site and architectural drawings.
The mechanical note has been added to the updated drawings. The note also
shows up on the site plan layout sheet 3.
11. Correct the photometric plan to eliminate spillover in excess of .5 fc.
The site plan has been updated to show the property lines and there is no spillover of the
footcandles at the property line. The drawings have also been updated to note that the
western property line is a property/phasing line between phase HA and IIB and that these
phases share the drive aisles, parking, and lighting across the site. Therefore, this is a
phase line and not a property line, and the lighting can spill over this western phase line
for the lighting of the parking lot.
12. Provide site and building lighting with consistent lamp types for a coordinated appearance.
Notes have been added to require all the parking lot and building lights to use a LED white
light to create a unified cool white lighting across the site.
13. Coordinate tree and pole light locations in the parking islands.
The location of the light poles and lighting fixtures have been added to the landscaping
plan for coordination. The landscaping trees are .: minimum of 10' from any of the pole
light fixtures.
14. Identify on the lighting plan the locations of the WP1 fixtures, or eliminate the cut sheet from the
drawings.
Light Fixture WP1 has been shown on the lighting plan. There is (1) WP1 fixture on the
back of BWW building, and (2) WP1 fixtures on Building #2, with (1) on the north side and
(1) on the south side of the building.
15. Revise the landscape plan to provide a total of 13 large shade trees with 2Y" caliper planting size
in interior parking lot locations.
The landscaping plan has been updated to replace the (6) smaller parking lot trees with a
2 %" minimum larger shade tree, as requested.
16. Note the following information regarding signs: signs mounted on roofs are not allowed by
ordinance, internally illuminated graphics may not be approvable as illustrated, and maximum
sign sizes are outlined in Zoning Ordinance Chapter 18, Section 4.15.

Thank you for your comments dated April 21, 2017 on the above -referenced project. The updated plans
reflect changes to address your comments as described below:
1. The photometric plan has been corrected.
2. A note has been added to the lighting plan to identify the correct number of lumens emitted from
the linear fluorescent fixture.
3. Sheets 7-9 of the site plan have been updated.
4. Sheet A7 can be removed. The lighting plan in this set has been updated with the correct light
symbols.

Thanks for dropping off the 24 x 36 plans. They are much easier to read. I asked Bruce about the revised south elevation
design and he was OK with it, So, I will switch out the old Sheet A501 in the 11 x 17 set originally submitted with the
building permit application with the updated design that was emailed yesterday. That ARB-approved design is copied
here:
Please note that the 24 x 36 plans did not include this updated design, so I would appreciate your help in making sure
everyone understands which design is approved for the ARB.

will bring plans today. Also just as a reminder, the south side of the building where the patio is, is hardly visible (if at all)

I'm reviewing the building permit application for the Buttalo Wild Wings building. The permit drawings
show a south elevation with a design that differs from what the ARB approved. A quick scan of the ARB-
approved elevation is attached. It is shown on Sheet A3 with issue date of April 6, 2017. The design
included with the building permit application appears to replace the "garage doors" at the open air
seating area with fixed windows and EIFS walls. I can't sign off on the permit with this change. Do you
know why the change was made? Is it possible someone mistakenly reverted to a standard design that
wasn't meant to apply here?
