RE: SDP 201700062 Riverside Village Block I — Final Site Development Plan - ARB
Ms. McMahon,
Thank you for your review of the Final Site Development Plan for Riverside Village Block 1. We have reviewed
and revised the plan per your most recent comments dated November 30th, 2017. Below is a detailed response
to each of your comments.
1. Vary the tree and shrubs species throughout the entirety of the site.
Landscape Plan has been updated, by Water Street Studios, with varied species throughout entire site.
2. Illustrate the number of benches in each of the plazas. Ensure that each plaza holds a minimum of two benches
and that one plaza holds at least four benches.
Approximate location of benches have been added to the plan
3. Provide a roof plan and elevations that show roof -mounted mechanical equipment locations and sizes. Show how
visibility of all equipment will be eliminated.

4. Correct the standard mechanical equipment note on the architectural drawings.

Ensure that the kelvins emitted by all light fixtures are consistent throughout the site.
Kelvins emitted by fixtures is now consistent across all fixtures.
6. Choose either black or bronze for the Model B bollard lighting and specify choice on the lighting plan.
Black has been chosen for the Model B bollard lighting, and is noted at the bottom of the specification.
Bollard fixture has changed and numbers have been reduced across the site.
7. Consider adding ornamentals between the large shade trees (London Plane trees) proposed for the EC frontage.
Street frontage trees will now be the preserved existing, which is a mix of large shade trees and
ornamentals.
8. Retaining walls six feet and higher must be terraced and planted. Specify retaininq wall material.
Note specifying retaining wall height has been altered to reflect accurate wall height. Masonry retaining wall
around dumpster will act as screening, while lower 5' stack block wall beside parking does not trigger
terrace requirement. No retaining walls across site trigger terrace requirement.
9. Clarify the wall-like element on Sheet C4, which is near the curved monument sign/wall in the southeast corner of
the block, near the throat of Trailside Drive.
Due to an oversight, the wall-like element is from a previous sign design and has since been deleted.
10. Show adequate tree protection for any existing trees to remain on the site during construction.
Tree protection and conservation checklist have been provided.
11. Add all drawing and revision dates as well as correct sheet numbers to the site plan set and to the architectural
drawings. Correct Sheet C11 title "Existing Landscape Plan," to "Landscape & Lighting Plan Details."
All sheet numbers and dates have been revised.
