2000 and 2010 Marchant Street — Potential development
Discussed possible development of this parcel including a commercial use along Broadway and small
cottages on the property.
By -right — anything in the LI district, possible SPs for commercial use
ZMA for residential use — 3-6 du/acre to add cottages
Anything more intensive such as a mixed -use art district with additional potential live/work activities might
require a CPA.

The property we are working on appears to be designated for neighborhood density and it is zoned LI. The
potential purchaser is looking to add live/work and some potential commercial (restaurant or other) while
preserving the historic structures. I mentioned the potential of NMD and the potential purchaser would like
to point the property toward development of a mixed use art district with additional potential live/work
activities. There is grandfathered residential use on the property which is currently a non -conforming use
with a LZC, Letter of Zoning Clearance.
Given the intensity of the Woolen Mills project, live/work and greater utility of the property of interest, TM
78, parcel 21H, while respecting the historic structures on the site seems reasonable to me? Given the
under -productivity of the entire length of Broadway, one would hope that the County would want to
invigorate the area? My client is in town the 22nd-27th of February; let me know if there is an opportunity
to discuss NMD for this and potential surrounding parcels? One of the exciting elements of the NMD is that
it allows the generative flexibility necessary for a property respond organically to its surroundings.

rezoning of the property at 2000 Marchant Street. The County offers pre -application meetings every
Monday at 2, 3, and 4PM at the County Office Building at 401 McIntire Road.
The next times I have available are at 2, 3, and 4 PM on Monday, March 5t". Since it sounds like you're
hoping to have an exploratory meeting, it would be helpful to have some information about your proposal
and/or a sketched plan (if possible) so we can provide feedback as to the information that will be needed for
a rezoning application. I would also encourage you to review the Southern & Western Urban Neighborhoods
Master Plan: page 43 has some information regarding the Woolen Mills "center".
