RE: ARB-2017-115: Sapon & Swisher Dental, Major Amendment
Dear Kevin,
I have reviewed the plan with revision date of 2/27/2018 and the following revisions are requested to make the proposal
consistent with the ARB's conditions of approval and with the Entrance Corridor Design Guidelines.
1. Correct the plant schedule to correspond with the number of plants shown on the landscape plan (C105 of the site
plan set). This condition has not been met. Please revise the Landscape Plan (C105) to address the following:
a. There are 24 Rhus aromatica `Gro-Low' (RA) illustrated and called out on the plan yet the plant schedule on
C105 lists the quantity as 22. Rectify the error.
2. Reduce and limit the number of proposed plants for any one species to 25% of the total for that plant type by adding
more variety. This condition has not been met. Please revise the Landscape Plan (C105) to address the following:
a. The total number of overall site shrubs proposed is 192; one -quarter of 192 is 48. With quantities of 57 and 67
respectively, AM (Aroma melanocarpa `Autumn Magic') and HG (Itea virginica `Henry's Garnet') are over
the 25% threshold. Reduce the quantity of HG (Itea virginica `Henry's Garnet') and AM (Aroma melanocarpa
`Autumn Magic') to less than 25% of the total of overall site shrubs.
3. Please specify the color choice for Model C light fixture in the manufacturer's specifications. Approved colors for
lighting fixtures visible from the Entrance Corridor are brown, black or dark bronze (dark gray is also acceptable) .
This condition has not been met. Please revise the manufacturer's specifications on C 108 to reflect a chosen finish
color for the Model C lighting fixture proposed.
4. Revise the landscape plan to verify that the proposed trees on the west side of the property will not conflict with
existing utilities. The applicant's response letter states: "We also took the opportunity to forward the plan to both
Century Link (Devin Sampleswright, devin.sampleswrightna,centurylink.com) and the City of Charlottesville Gas
Department (Christian Chirico, chiricocna,charlottesville.org) for review of the Landscape Plan. Both contacts
provided minimal feedback that we addressed with the revised plan." Please provide copies of that communication for
staff review.
Please provide:
1. Two full sets of revised drawings addressing each of these conditions. Include updated ARB revision dates on
each drawing.
2. A memo including detailed responses indicating how each condition has been satisfied. If changes other than those
requested have been made, identify those changes in the memo also. Highlighting the changes in the drawing with
"clouding" or by other means will facilitate review and approval.
3. The attached "Revised Application Submittal" form. This form must be returned with your revisions to ensure
proper tracking and distribution.
When staff s review of this information indicates that all conditions of approval have been met, a Certificate of
Appropriateness may be issued.
