Subject: SUB2016-247 Riverside Village Lot 37 Revised Storm Easement
The Planner for the Planning Services Division of the Albemarle County Department Community
Development will recommend approval of the plan referred to above when the following items
have been satisfactorily addressed. (The following comments are those that have been
identified at this time. Additional comments or conditions may be added or eliminated based
on further review.) [Each comment is preceded by the applicable reference to the Albemarle
County Code.]
Requirements:
1. [14-302(A)(5)] On Sheet 2, please add the word "public" to the temporary turnaround
easement label shown on Sheet 2.
2. [14-302(A)(5)] On Sheet 2, please provide the dimensions of all portions of the new 20'
private drainage easement. Staff suggests providing this information in the line table and
adding line labels to the drawing so all easement and property boundaries are legible.
3. [14-302(A)(15)] Please provide the names and addresses of the owner of record for
both parcels.
4. [14-302(A)(16)] Please remove Note 6 on Sheet 1. Dam break inundation zone
information is not required on easement plats. Also, Albemarle County GIS appears to
show a state dam break inundation zone crossing the southwest corner of TMP 078G0-
00-2A-03700.
5. [14-302(B)(5)] Please state that TMP 078G0-00-00-000A0 is located in the Entrance
Corridor Overlay district in Note 5 on Sheet 1.
6. [14-302(B)(6)] Please amend the title bar on Sheet 1 and 2 to state "Lot 37" instead of
"Lot 7."
7. [14-302(B)(7)] Please amend Note 8 on Sheet 1. The Upper Rivanna River Watershed is
not designated as a water supply watershed, and neither property lies in a water supply
watershed according to the attached Albemarle County Water Supply Watershed map.
8. [14-303(A)] Please add the statement of consent to division to the plats as worded in
the Ordinance and the Easement Plat application checklist.
9. [14-303(C)] The bearings and distance measurement label for the northern property line
of TMP078G0-00-2A-03700 overlaps with portions of the easement lines. Please remove
the distance label as shown, and add the bearings and distance as a new entry to the
line table on Sheet 2.
10. [14-303(C)] After consulting the recorded plat for the subject properties in DB 4632 PG
228, it appears that the easement plat shows a curved boundary of the temporary
public turnaround easement as a solid black lot boundary line that extends into
TMP078GO-00-2A-03700 at the northwest corner of the property. Please revise the
easement plat so that the lot boundary lines and easement boundary lines are
symbolized correctly to avoid confusion.
11. [14-303(D)] Please clarify what the "13,345 SQFT" label represents on TMP 078GO-00-
00-OOOAO. According to Albemarle County GIS, the acreage of this parcel is 1.4350 acres
12. [14-303(0)] Please provide signature panels for each owner and for the agent or his
designee under the statement requested in comment #8 above.
13. [14-303(P)] Please include notary panels to acknowledge the signature of the owner(s)
next to the owner signature panels requested in comment #12 above.
