Mr. Dobbins-
I received your voicemail and wanted to pass on the information I have received to date regarding your site plan
amendment submittal.
Previously, you have received approvals or "no objection" from:
Virginia Department of Transportation (Joel Denunzio)
Albemarle County Service Authority (Gary Whelan)
Albemarle County Building Official (Jay Schlothauer)
Each of these individuals will sign the site plan once it is finalized, so their approvals have been noted.
Our engineer for this project, Max Greene has provided the following comment:
The plan appears to show proposed grading in excess of 10,000 square feet, requiring an E &SC plan and possibly a
SWM plan prior to approval. Please submit Water Protection plans and fees in accordance with County Code (Chapter
17) and the County Design Manual. Project perimeter and limits of disturbance will be increased to include all proposed
work as shown on the submittal."
However, as I mentioned in my last conversation with you, this is based on the topography shown on the site plan as
submitted, which doesn't factor in the completion of the previous project for construction of the pool. In other words, if the
plan were changed to reflect the pool as an existing feature, with elimination of the associated proposed grade lines, his
comment will likely change to something less.
I have also included my own comments, which are attached as a Word format document.
Thanks,
David

Dear Mr. Brooks:
Below are VDOT's comments on the Site Plans for the June 21 st, 2007 Site Review Committee
Meeting:
SDP - 2007 -00049 Riverbend — Preliminary (Gerald Gotabu)
All proposed connections are to a private road
The additional traffic the site will produce is minimal.
SDP-2007-00056 North Woods Four Seasons Community Building — Maior (Da Pennock)
The proposed plan has no impact on the existing entrance and does not appear to have any
increase to traffic in and out of the site on a regular basis.
SUBP 2007 -00186 Pounding Branch, Phase IV — Preliminary Plat (Megan Yaniglos)
Route 689 needs to be improved to a rural local road standard and the plat should reflect the
needed improvements.
All proposed roads should have 3:1 sideslopes_
Sight Lines that fall outside of proposed RL'W need to show sight easements on the plat.
Please request the applicants provide a written description of revisions with re- submissions. If you
have any questions or comments, please contact me prior to sharing these comments with the
applicants.
