The grading plan has been approved. 1. Show the grading of the trails and include the Class A Type 1 trail standards on the plans. (Proffer 2A) (Rev. 1) Comment partially addressed. Include the trail standards on the plans (or let me know if I missed it). (Rev. 2) Comment addressed. 2. Show the proposed Delphi Lane connection on the plans. (Proffer 2A) (Rev. 1) Comment partially addressed. Include any ESC and SWM measures for the connection and it will also need to match the road plans. Any off -site easements will need to be acquired before approval. (Rev. 2) Comment addressed. 3. Show the relocation and grading of the existing driveway being disturbed by the proposed Delphi Lane connection. (Proffer 2A) (Rev. 1) Comment partially addressed, see above. (Rev. 2) Comment addressed. 4. Provide a landscape plan satisfying Proffer 4 as part of the final grading plan. (Proffer 4, 18.31.7.9.4) (Rev. 1) Comment partially addressed. Lots 13 and 23 have four trees each (Lots 14 and 20 have six). Zoning has also determined that the open space lots count as lots that will need to have trees planted or retained. If the trees are to be retained, a conservation plan will be needed. Include the abbreviations for the trees on the tables and break the size column into caliper and height. (Rev. 2) Comment addressed. Revision 1 Comments The areas of preserved slopes shown on and behind Lot 9 will need to be field verified (or the building lot and retaining wall revised) prior to approval. The County Engineer has determined that certification from a surveyor will be required when preserved slopes in the GIS overlay are shown to be less than 25% (this will apply to future plans as well). Please contact Frank Pohl if further guidance is needed. (Rev. 2) Comment not addressed. (Rev. 3) Comment addressed. File: WP0201700028 Hyland Park grading plan Comments rev3 03-12-18.doc
