Yes, we will be able to plant along that southern property line since the wall is gone. I will send a new grading plan with some mocked up trees on there. Also, to cut costs, we have sloped the parking garage away from the building to essentially bury the garage more into the hill. The garage is not visible from the EC, but figured I would point that out, ft probably isn't altogether relevant to the ARB review but part of the whole package! Margaret Location: On the east side of Rt. 29 North, across from Lewis and Clark Drive The ARB held a work session to discuss revised designs for the townhouses in Blocks 1, 14, 18, 21 and 24. After discussion, the ARB determined that the proposed elevations were generally acceptable and could be approved with staff review and final approval, with an added condition. Motion: Mr. Binsted moved to approve the design of the townhouse elevations, with final approval of the Certificate of Appropriateness for ARB-2017-39: North Pointe Northwest Residential Area Townhouse pending staff review and final approval of the remaining conditions outlined at the May 15, 2017 meeting, with the following additional conditions: 1. A maximum of two adjacent facades shall be co -planar. 2. Adjacent townhouses shall not have the same siding color. 3. Two townhouses having full brick facades shall not be adjacent. Mr. Stoner seconded the motion. The motion carried by a vote of 5:0. OTHER BUSINESS a. Springhill Towne Place: Raising the building 3' in height Following a discussion of the proposal to revise grading resulting in raising the building 3' and elimination of some of the retaining wall on the south side, it was the consensus of the ARB that the increased building height was acceptable. Motion: Mr. Missel moved to approve the grading resulting in raising the building 3' and elimination of most of the retaining wall on the south side. Mr. Van Der Werf seconded the motion. The motion carried by a vote of 5:0. b. Old Trail Village: Blocks, visibility, ARB review Following a consideration of the Old Trail Village block layout and a discussion about distance and visibility, it was the consensus of the ARB that development proposed in Blocks 3, 7, 13, 14, 22, 26, 28, 29, 30 and 35 would not require ARB review; that Blocks 6 and I I would require Initial Site Plan review by the ARB, followed by staff level review of the Final Site Plan; and that Blocks 19, 24, 25, 32,33 and 34 would require full ARB review. Mr. Binsted recused himself from the Farmington discussion. c. Farmington Country Club: New building After considering the building colors and additional landscaping proposed for the new Farmington golf club building that is under construction near Rt. 250, it was the consensus of the ARB that no additional information is required for review.
