January 18, 2017 Regarding: Commonwealth Apartments WPO201400099 Stormwater Management Mr. Wentland, The siteplan amendment for Commonwealth Apartments, TMP 61W-03-14 increases impervious area on the site, resulting in an increase in phosphorus loads to be removed. Nutrient credits were purchased with the previously approved plan, in the amount of 0.80 lbs. The Virginia Runoff Reduction Method (VRRM) spreadsheet calls for 1.08 lbs phosphorus to be removed with the current plan. Therefore, an additional 0.28 lbs of nutrient credits will be purchased. The channel protection and detention requirements were met with the previous plan by analysis showing adequate preceding channels for channel protection and capacity to the 1% drainage area limit of analysis.
