The permitted uses of the Property are provided in Section 25 of Chapter 18 of the Albemarle County Code ("Zoning Ordinance"). The Property is subject to the Airport Impact Area ("AIX) Overlay, Flood Hazard ("FH") Overlay, Entrance Corridor ("EC") Overlay, and the Steep Slopes Overlay Districts as described in Section 30 of Chapter 18 of the Zoning Ordinance. • The Property is subject to a Special Use Permit for a parking structure per SP2010- 00003. • The adjacent parcels are zoned PUD, Planned Unit Development to the East and Northeast, LI, Light Industrial to the Southwest, Interstate 64 to the South, and City of Charlottesville to the West and Northwest. • The Property is subject to the following approved site development plan, SDP2013- 00065 Wegmans - Final dated 10/30/2014, SDP2015-00009 Fifth Street Station - Final dated 09/15/2015, SDP2017-00002 Fifth Street Station Phase II - Final dated 03/20/2017 and various minor site plan amendments and letters of revisions. The site appears to be developed per the approved site development plans. • With the approval of the noted site development plans and the subsequent building permits and zoning clearances the Property has been determined to meet all applicable zoning requirements. • This office has no record of an open violation for the Property. • In the event of casualty, in whole or in part, the structures located on the Property may be rebuilt per the approved site development plans.
