Shifflett 615 Country Green Lane Charlottesville, VA 22902 RE: Board of Zoning Appeals Action Variance Application, VA-97-11 Tax Map 055, Parcel 103C - Ridge Market Dear Ms. Shifflett: Zoning Information (804) 296-5875 This letter is to inform you that your variance application, VA-97-11, was heard during the public hearing by the Albemarle County Board of Zoning Appeals on Tuesday, August 5, 1997. The Board (4:1) approved the request as requested with the conditions recommended by staff. This variance approval granted relief from Sections 21.7.1 and 21.7.2 of the Albemarle County Zoning Ordinance to reduce the front yard from 30 to 4 feet, reduce the west side yard from 50 to 34 feet and reduce the east side yard from 50 to 22 feet to allow the addition of a canopy over the gas pumps. The conditions are as follows: 1. Any future construction (after this canopy) shall comply with the setbacks or shall require amendment of this variance. 2. A Certificate of Appropriateness from the ARB is required for the canopy design and any proposed lighting of such. 3. If no site plan is required, then a sketch plan must be reviewed and approved in conjunction with the building permit by Building Code and Zoning Services staff with approval from County Engineering staff to insure safe and convenient internal circulation.
