(A) Request for modification/waiver of design requirements contained in Z.O. 4.12.15(g) —
"Minimum Design Requirements and Improvements for Parking Areas: Curb and gutter in parking
areas and along travelways. "
The request is to waive curb and gutter requirements for the parking area and travelways, for the
intended purpose of maintaining the `rural nature' of the golf course.
Pursuant to the authority and procedures specified in Z.O. 4.12.2(c)-2 and Z.O. 4.12.2(c)-3, this
requirement has been waived, subject to the following conditions:
1. Parking blocks must be installed (Note: parking blocks are currently shown on Final Site Plan
SDP201700058 dated September 15, 2017.)
2. Stonnwater runoff from the parking area and travelways must be collected and treated in the
SWM facility.

(B) Request for modification/waiver of design requirements contained in Z.O.4.12.17(c)-1 —
"Minimum Design Requirements and Improvements for Vehicle Access Aisles: Two-way access
aisles. "
The request is to modify the design requirement that all two-way access aisles be designed and
constructed with a minimum travelway width of twenty (20) feet.
The applicant proposes to construct a fourteen (14) foot wide paved travelway with six (6) foot wide
shoulder of `stabilized turf' on the western side, for a total width of twenty (20) feet. The travelway
involved in this request serves four (4) parking spaces and the main entryway for the facility. The
estimated number of trips is minimal, and the stabilized turf would provide the required width for
vehicles to pass when necessary. The stabilized turf will also reduce stormwater runoff.
Pursuant to the authority and procedures specified in Z.O. 4.12.2(c)-2 and Z.O. 4.12.2(c)-3, this
requirement has been modified, subject to the following conditions:
1. The fire department approves this proposed design [a fourteen (14) foot wide paved travelway
with a six (6) foot wide shoulder of `stabilized turf on the western side, for a total width of
twenty (20) feet].
2. The `stabilized turf and asphalt sections will be designed to support all projected traffic
loading, including fire department vehicles.
3. `No parking' signs are posted along the edge of the travelway to ensure vehicles are not parked
on the stabilized turf.

Amelia, will you please confirm that the following waiver requests are granted with the following conditions, pursuant to
Zoning Ordinance Section 4.12.2(c) ---

A. Request to waive the design requirements contained in Z.0. 41215-g — ("Curb and putter in parking areas and
along travelwa s") —
o The request is to waive curb and gutter for the parking area and travelways to maintain the 'rural
nature' of the golf course.
o This requirement has been waived, subject to the following conditions:
■ Parking blocks must be installed (which are currently shown on Final Site Plan
SDP201700058)
■ Stormwater runoff from the parking area and travelways is collected and treated in the SWM
facility.
B. Request to waive the design requirements contained in Z.0. 4.12.17-c.1 — ("Two-way access aisles The
minimum travelway width for two-way access aisles shall be 20 -ft.") —
o The applicant is proposing a 14 -ft wide paved travelway with 3 -ft wide shoulders of 'stabilized turf on
either side, for a total width of 20 -ft. The travelway involved in this request serves 4 parking spaces and
the main entryway for the facility.
o The number of trips should be minimal and the stabilized turf provides the required width for vehicles to
pass when needed. The stabilized turf will also reduce stormwater runoff.
o This requirement has been waived, subject to the following conditions:
■ The fire department approves this design (14 -ft of asphalt with 3 -ft shoulders of 'stabilized turf
on either side) for a 20 -ft travelway.
■ The stabilized turf and asphalt sections will be designed to support all projected traffic loading,
including fire department vehicles.
■ 'No parking' signs are posted along the edge of the travelway to ensure vehicles are not parked
on the stabilized turf.
Whenever you confirm that these waiver requests are granted with conditions, I'll add a note in CountyView to reflect
that, and I'll work with the applicant to make sure these waivers and corresponding conditions are clearly articulated
within the Final Site Plan.
