HomeMy WebLinkAboutSUB201800060 Review Comments Easement Plat 2018-04-11County of Albemarle Department of Community Development Memorandum To: Justin Shimp (Shimp Engineering) From: Paty Saternye- Senior Planner Division: Planning Services Date: April 11, 2018 Subject: SUB-2018-60 Riverside Village — Easement The County of Albemarle Planning Division will grant or recommend approval of the Final Plat referenced above once the following comments have been addressed: [Each comment is preceded by the applicable reference, which is to the Subdivision/Zoning Ordinances unless otherwise specified.] 1. [14-302 (A) (4)] Private Easements. Address the following: • The deed of easement was first submitted on 4/10/2018 and is under review by the County Attorney's office. • In the deed of easement ensure that the month in the first paragraph is revised prior to signatures. 2. [14-302 (A)(5) & 14-303 (L)] Public Easements; Public utility, drainage and sight distance easements. Address the following: • The plat is still under review by the ACSA. The plat will not be approved until ACSA has granted their approval. See the attached ACSA comments. • The proposed waterline easement at "L10" does not appear to be in the same location as the waterline that leads to a hydrant in the site plan. • There is a second hydrant location, to the east of "114", that does not appear to have been provided an easement on the plat. • Revise the plat where necessary to ensure the water line easement are in the correct locations. 3. [14-302 (A)(15)] Identification of all owners and certain interest holders. The suite letter for the owners address on the plat does not match the suite shown on the site plan or the suite listed in the application for this easement plat. It does however match the suite listed in the County's online GIS. Ensure that the suite letter in the address is correct for the owners address. 4. [COMMENT] Ensure with the next submission that the revision date on the plat is updated. 5. [COMMENT] See the attach comment from other reviewers.
