RE: LZC2018-00008 — That certain real property known as Glenmore Clubhouse (the "Project")
having a Parcel ID 093A2-00-00-001A0, 1750 PIPER WAY, Owned by GLENMORE COUNTRY
CLUB LLC, KESWICK VA, 22947 (the "Property")
Mr. Benn:
In response to your request for a Letter of Zoning Compliance dated March 9, 2018 for the
above referenced Project and Property, please be advised of the following:
The Property is zoned PRD, Planned Residential Development per ZMA1990-00019
with proffers, ZMA1994-00026 with proffers, and ZMA 1997-00008 with proffers. The
permitted uses of the Property are provided in Section 19 of Chapter 18 of the Albemarle
County Code ("Zoning Ordinance"). The Property is subject to the Flood Hazard ("FH")
Overlay, Entrance Corridor ("EC") Overlay, and the Steep Slopes Overlay Districts as
described in Section 30 of Chapter 18 of the Zoning Ordinance.
• The Property is subject to the following approved site development plan, SDP1992-
00093 Glenmore Clubhouse - Final dated 12/31/1992, and various minor site plan
amendments and letters of revisions for the clubhouse and golf maintenance facility.
The site appears to be developed per the approved site development plans.
• With the approval of the noted site plans and the subsequent subdivisions, building
permit and zoning clearance the Property has been determined to meet all lot size,
parking requirements, building height, setback and separation requirements. There is no
reason to believe that either the use of the Property or the improvements thereon are
nonconforming.
• It is not necessary for a new purchaser of the Property to obtain either a new certificate
of occupancy or and amendment to the existing certificate of occupancy in order to own,
use and occupy the Project in the manner in which it is presently being used by the
current owners and their tenants.
• The Property is not subject to any known special exception or variance and none are
pending.
• In the event of casualty, the Project may be rebuilt substantially in its current form upon
satisfaction of all required building permits and site plans, as applicable.

• This office has no record of an open violation for the Property.
• There are no proceedings, pending or threatened, to revoke, rescind, alter, or declare
invalid any laws, ordinance, codes, approvals, permits or certificates applicable to or
issued in connection with the Project or Property by the County.
Copies of any applicable records may be obtained via the noted links or from this office
with a request through the department's Records Manager, Paul Bjornsen, at
pbiornsen(a)-albemarle.org once they have been approved or issued.
