This Deed is exempt from taxation pursuant to Section 58.1-
B1l.A(10) of the Cods Of Virginia of 1950, as amended.
THIS DUD dated this J� day of April, 2001, by and
between HURT INVESTMENT COMPANY, a Virginia corporation, the
Grantor; and PANTOPS OFFICE BUILDING LLC, a Virginia limited
liability company, the Grantee, whose address is P. O. Box 8147,
Charlottesville, VA 22906;
WITNESSETH :
In a conveyance to a limited liability company, where the
grantor in the deed is entitled to receive not less than fifty
percent (50t) of the profits or surplus of such limited
liability company, Grantor does hereby GRANT and CONVEY with
GENERAL WARRANTY and ENGLISH COVENANTS OF TITLE unto Pantops
Office Building LLC, a Virginia limited liability company, the
following described property:
All that certain tract or parcel of land containing

0.511 acres, more or less, situate in Albemarle
a County, Virginia, designated as "PARCEL X" on that
certain plat prepared by B. Aubrey Huffman and
Associates, Ltd., dated January 25, 2001, last revised
April 9, 2001, captioned "Subdivision Plat Showing
Proposed 20' Wide Drainage Easement and Parcel T,
Revised Parcel 75A, and Remaining Parcel 73A on Tax
c Map Sheet 78, Pantops, Rivanna Magisterial District,
a Albemarle County, Virginia" attached hereto and
recorded herewith (the "Plat");
4 BEING a portion of the property conveyed to Hurt
Investment Company by Deed of Correction, dated August

10, 1995, recorded in the Clerk's Office of the
Circuit Court of Albemarle County, Virginia, in Deed
Book 1485, page 406 (the 'Property").
The newly configured Parcel 75A, containing 1.672 acres, as
shown on the Plat, is subject to that certain Declaration dated
June 7, 2000, recorded in the Clerk's Office of the Circuit
Court of Albemarle County, Virginia, in Deed Book 1926, page
390, and to that certain Declaration dated January 24, 2001,
recorded in the aforesaid Clerk's Office in Deed Book 1987, page
114.
This conveyance is further subject to easements,
conditions, restrictions and reservations contained in duly
recorded deeds, plats, and other recorded instruments, if any,
constituting constructive notice in the chain of title to the
Property, which have not expired by a limitation of time
contained therein or have not otherwise become ineffective,
there being no intent by this deed to reimpose any such
easement, condition, restriction or reservation.
