Thanks for including me on your email. After reviewing Section 14-427 in the Subdivision Ordinance
and consulting with others on how we’ve treated similar areas, I suggest the following re-wording of
these notes:
Note 10: “Lot 1 is a special lot established solely for the purpose of stormwater management and
greenways.”
Note 11: “Lot 1 is reserved for future dedication for public use. The Pantops Master Plan portion of
the County’s Comprehensive Plan designates this area for Parks.”

1. Section 14-302(A)(14)/Section 14-426/Section 14-427—The Pantops Master Plan for Parks and Green
Systems shows that a portion of this parcel is recommended for future land use as a park.We
recommend revising the plat to accommodate this proposed designation and reserve it for future
dedication. (Dan Mahon, Department of Parks and Recreation)
Response: Added line to note#10 on V1 —Lot 1 is reserved for future dedication to parks& recreation.
2. Section 14-302(A)(15)—On Sheet 2, please update the owner of TMP 78-75A to show"Pantops Plaza
LLC."
Response: Updated on plat.

1. Existing easements appear to be missing from this plat based on review of most recent SDP minor
amendment plans(SDP2002-00032)including:
a. Site distance easements at the NW and NE corners of Rolkin Road and"back"(south)
entrance for Giant
b. Water main easement north of the intersection of Rolkin Road and"back"(south)entrance
for Giant
Existing easements shall be labeled with the deed book and page number and the name of the
owner of the record [14-302.A.4].
2. All physical improvements for access and utilities will need to be constructed and approved or
bonded prior to final plat approval. (14-434 and 435)
