DAVIS, husband and wife, Grantors, and EAMON E. PERREL and MARCELIA PERREL,
husband and wife,Grantees.
WITNESSETH:
Grantors are the owners of property identified as Albemarle County Tax Map Number
03500-00-00-041A0,containing 53.70 acres,more or less. The Grantors desire to convey 10.54
acres of such property to their daughter and son-in-law,the Grantees. Said 10.54 acres is more
specifically described as"Lot 1-A"on that certain plat entitled"Plat Showing Family Division
Survey of Lot I-A Containing 10.54 Acres,a Portion of the Everett B.,Jr.&Virginia M. H.A.
Davis Property Located Off State Route 641 About Two Miles SW Of Barboursville, Rivanna
District, Albemarle County, Virginia", dated April 11, 2014, and made by Old Albemarle
Surveying,LLC,a copy of which plat is attached hereto and recorded herewith(the"Plat"). The
Plat was approved for recordation by the Albemarle County Board of Supervisors on November
21,2014.
For no monetary consideration, as a gift only, Grantors hereby give, grant and convey
with SPECIAL WARRANTY OF TITLE unto Grantees, as tenants by the entirety with full
rights of survivorship as at common law and not as tenants in common,the lot labeled as"Lot 1-

A" on the Plat, containing 10.54 acres, more or less, with all improvements thereon and
appurtenances thereunto(the"Property").
The Property is a portion of the same property described by that certain Deed of Gift and
Bargain and Sale by and between the Grantors and Ralph A.Hall and Y.Marcelia Hall,husband
and wife,individually and as Trustees under that certain Declaration of Trust dated August 23,
1984, with said deed dated December 18, 1992, and recorded May 25, 1993, in the Clerk's
Office of the Circuit Court of Albemarle County,Virginia,Deed Book 1310,page 611.
The Grantors also hereby grant and convey to the Grantees, as well as reserve to
themselves,an ingress and egress access easement to and from State Route 641 over,upon,and
along"Eagle Nest Lane"which is shown as the"New Access Esmt. 30' Wide Here, 80' Wide
Here"on the Plat. Said easement is an easement appurtenant and shall run with the land,thereby
binding all heirs,successors,and assigns.
The conveyances made herein are made expressly subject to the restrictions,conditions,
rights-of-way,and easements,if any,contained in the instruments constituting the chain of title
to all the property conveyed herein,and to matters visible upon inspection.
