By our count,we still have two development rights hanging out there. If that is correct we would like to assign one to A-
16R and one to A-3 so each of those parcels would have two. Please review and advise how best to proceed. Can it be as

Here are the remaining comments:
1. [Question]—Under the proposed layout, how many dwellings will be located on each lot?
3. Section 14 302(A)(4) and Section 14 302(A)(6) Does the plat show all of the proposed easements?
4. Section 14-302(A)(10)—Do any development rights exist within the bounds of Lot A-13? If none, then please
revise Note 17 to state that no development rights exist within the bounds of this subdivision.
Additional comment:Thanks for revising this note. I wasn't clear in my original comment as to how to state
that no development rights exist within the bounds of this subdivision.The note should read: "Revised Lot A-
13R and new Lot A-16R and Lot A-9D each have no development rights and may not be further divided."
5. Section 14-302(6)(7)—You may remove Note 11 because this area is not in a water supply protection area.
Additional comment:The revised Note 11 is not correct. If a note regarding the watershed is desired,then it
should read: "Subject parcels lie in the North Fork Hardware River watershed,which is not a water supply
watershed."OR"Subject parcels do not lie in a water supply protection area."

Hey Kris,
I have an important question to ask you before moving forward on the review of this plat:
1. How will New Lot A-1 be provided frontage?
a. Frontage must come from a public or private street. If the proposed 30'access easement needs to be a
private street,then a private street authorization request would need to go to the Planning Commission.
This new street would be extending a previously approved private street,which can't be done
administratively under Section 14-232(B)(2).There would also be a new application type and fee.
I'm copying Clint because we have some history in resolving these types of challenges in Bundoran Farm.We've also met
with Josh in the past to try to figure out a staff-level solution.
